What is a short sale? If you are having a hard time paying your mortgage and owe more than the property is worth, then you may consider short selling your Los Angeles home.  What this means is that you would list the house at market price and work with prospective buyers until your come to an agreement.  Your listing agent would then approach the lender and work with them on an acceptance of the buyer’s offer. This is a long and involved process during which you would have to prove hardship, and there is no guarantee the lender will agree to the sale, even though the alternative could be foreclosure. Will there be a deficiency judgement on my Los Angeles short sale? As of January 1, 2011 Civil Code section 580e was introduced which states that on residential one to four-unit buildings t...

Making Sense of the Headlines: Real Estate Recovery in the Greater Los Angeles Area Fact or Fiction?  I have noticed that Economists, News Media Members, Attorneys and anyone who has some sort of Platform whether it is a Blogging or Media Platform has gotten into the foolish practice of trying to predict when will home prices start to turn around? It is not about when prices will return, it is about Real Estate Activity! If there are sales and the sales volume is increasing that is a Clear Sign of Real Estate Recovery. Those are the Facts, period. There are headlines:  Home Prices edge up in APRIL, Appraisals Weigh down Housing Sales. Mortgage Applications Jump in JUNE, New Home sales fall amidst Sharp Rise in Prices, Thirty year Mortgage Rates fall to 9 month low, Lowest Rates of the y...

ST recently launched a summer sales event where the developer released 10 units for sale at special pricing. Want to know which units are up for grabs? Take a look: This special pricing was valid as of last weekend, and will hold until all 10 units are sold. I heard from the sales team that they were hoping to sell out all units last weekend, and as you can see, there was one already taken as of the morning of the event. So if you're interested in this building, definitely take advantage of this opportunity. Met Life is the preferred lender, and if you're paying all cash, the developer is also offering a 3% price reduction as an incentive. Go, go, go! Yes, indeedy, the developer is still selling units at 655 Hope. They're doing it in stages, so there are still some units that are available that don't appear on this list. Those units that aren't on this list are available for all cash purchase at this moment, and if you can wait, financing should be available on those units in the next few months once a few more units go into escrow. SO... without further adieu: I personally think the 08 floorplan is wonderful -- it offers a two-story townhouse style unit, complete with two separate entrances on two floors. And it's priced well too! So if you haven't stopped by 655 Hope, now's a good time to do so and check out what they still have available. Go #DTLA!   Plutonium is the deadliest element known to man.   Ten pounds of Plutonium evenly distributed could kill-off the world population 10 times over.   There were 10 tons (the equivalent of 20,000 pounds) of Plutonium in unit 3.   In the first week of meltdown, Fukushima released more radioactive Cessium than Chernobyl and ALL of the Nuclear Bombs detonated during atmospheric testing.   Chernobyl was a 7 as rated by the International Atomic Energy Association (IAEA).  Fukushima should be an 8+ and still has not been contained.   There are millions of people in Japan living in radiation levels higher than those of the No-Go Zones of Chernobyl.   Since mid March 2011, large amounts of Radioactive Fallout and Hot Particles have made their way to North America.   The EPA stopped monitoring Fal...

Laurel Canyon has a special event on one Sunday in October every year: Laurel Canyon Photo Day. All the residents of our peaceful, mellow, rock-n-roll canyon go to The Laurel Canyon Country Store for food, music and conversation. It's as friendly and folksy as you would expect the "Home of Rock-n-Roll" to be. It's my canyon, and I love it! Once you're here, you never leave. (Remember that line in Hotel California by the Eagles?) Hmmmm... Laurel Canyon Photo Day always ends with a giant group photo during which traffic is actually halted on busy Laurel Canyon Blvd. This has been a tradition for many years. Locals climb trees and poles just to make sure their mugshot is part of canyon history. In the photos proudly posted inside our local hippie-type hang-out, you can spot Jim Morrison - ...

Sellers Stop Camouflaging Your Great Home by Wearing an Overpriced Listing!  I wrote a blog last week about unrealistic expectations when it came to competitively pricing a home on factors other than comparables (comps) of recently sold homes and nearby active homes for sale of similar size and feature.  The blog fetched over 100 comments but one in particular stood out to me.  The commenter mentioned that a $40,000 difference may not have mattered if the home was in the higher price range of $700K.  This could very well be the case in some markets, but in the LA market, I tend to disagree and here's why. When searching for a home in Los Angeles, Long Beach or nearby cities, buyers will narrow their search to a neighborhood in which a $40,000 price difference would in most cases push th...

Century City/ Westwood, CA Condominium Market Report for the month of July, 2011. Finally the Debt Ceiling cloud is resolved for now and buyers and sellers of luxury Condominium in Century City/ Westwood, CA can return to what we call the ‘normal real estate market’. When I say ‘normal’, I am referring to the new “normal” in today’s turbulent economic times. The long term ramifications are unknown at this time. Once thing is clear there will be an economic slowdown for a number of reasons. One important reason is the Economic uncertainties in Europe, particularly Greece, Spain and Italy. You might be wondering, what effect will this have on the Century   City/ Westwood, CA Condominium Real Estate Market? The answer is very clear Mortgage Rates have been falling dramatically and we are b...

It's the DTLA series and we're at the Santee Village Lofts where the developer has released two penthouse units: 1 on the roof level of the Eckardt and another on the roof level of the Cornell building. These penthouse units offer incredible panoramic views of Downtown, and also feature a townhouse-style layout, with 2 bedrooms that close off and offer privacy. These expansive units also have an open floorplan, with hardwood flooring throughout and multi-level patios that make a great use of the views with an incredible amount of outdoor space in this urban landscape. These units start at $699K and up, but don't worry, the developer is not firm on this pricing so there may be some room to negotiate. If you're in this price point, this may very well be a great option for you to take adv...
