There are a couple of pockets that are still doing well, like New York, Seattle and Salt Lake City, but the rest of the large metro areas have turned into nice buyer's markets. Indian Wells, like the rest of Las Vegas, has slowed down.  There are currently over 23,000 active listings in Las Vegas.  That's A LOT of competition!There are currently 8 condos available in Indian Wells, 2 have been withdrawn from the market (by the owner) in the last month. Several have reduced the price...hopefully this will get some activity on them and help get them sold.  Three have closed in the last 7 months. All have been listed for 2 to 9 months.  Why do you think the price range on these is so WIDE ($169,900 to $224,000 for an identical unit)? For loan purposes the appraiser is going to look at what's sold, when and how much it has SOLD for (NOT the asking price).  Appraisers only look at 'comps' going back six months.   If there are no comparables in that time frame they w...

The Red Rock area in Las Vegas has world renown rock climbs. Besides being one of the more beautiful features of the valley, it draws some 1 million visitors per year. Some of these visitors come to enjoy the red colored sandstone rocks.The area is located just west of the Summerlin housing communities. It is just far enough away that Las Vegas is hidden from view. Climbers can get back into some of the more remote areas to get away.Many of the climbs are multipitch. There are easy climbs and bouldering and there are highly rated climbs. Several routes are established with bolts and some require anchors.There are routes for rapelling and routes for top rope climbs. Significant documentation is out there to set up a trip.

Man have I been busy. Last Saturday and Sunday I sat at an open house for a home that was getting ready to go to auction this Sunday (August 5th).There are going to be about 90 homes up for auction this Sunday, all of which are bank owned. The drastic growth in housing inventory in Las Vegas has caused prices to dip some. Surprizingly, home prices have remained resilient compared to other markets in the US. The good news is that the Las Vegas market shows strong signs of recovery in the near future. A local representative of First American Title Co. recently held a meeting where team members were in attendance. A statement was made that some 60,000 jobs are slated for third quarter 2009 just for some of the projects on the Strip. An article in the RJ suggests the World Market Center will be a catalyst for business growth spurring more employment opportunities. It can be said that this is prime territory right on the Strip. The Trump Tower will be a 64 story hotel-condominum.  It is being built across the street from Wynn Las Vegas.  It will feature both non-residential hotel condominiums and residential condominiums.  Due to the overwhelming sellers response from the first tower, a second, identical tower will be built next to the first tower. A Las Vegas high rise condo just set a new high. One week after a Summerlin property sold for more than $1000 per square foot, a luxury Sky Las Vegas condo sold "gray-shell" for more than $900 per foot. Gray-shell means it didn't have flooring or any other cosmetics.Supposedly the view is incredible. The Las Vegas RJ stated,"Why the high price for the penthouse? The view, which Ezra said is "arguably one of the best" on the Strip.
