Per usual, Deborah has an EXCELLENT post on DOING INVESTMENTS RIGHT!  The last one * DIVERSIFY * is fairly new and should be considered more.  Many new investors buy units all together for ease of management when they would be better served to purchase in high-employment areas with good schools for long term investment.

After "rent collection time" between the 1st and the 5th * the 10th and the 30th are my FAVORITE times of my property management month.  The 10th and the 30th are the two times that I send out net owner disbursements and while I do offer to mail deposits to their bank and e-mail their financial statement, I REALLY enjoy taking the time to write notes on their financial reports about the property, the residents or neighborhood if they have actually lived in the property.
