Tenant prospects are viewing rental properties online and then scheduling viewings via the listing Inquiry/Contact option on my website.
Once I determine 2 viewing time slots in my showing schedule, I e-mail them to  they pick one.  I then notify my current residents of our showing time and indicate that they do not need to be present as I will use my file key for entry and to please have their pets secured or gone from the property.

As more and more real estate agents get into the leasing/property management biz, I see that few are actually electing to have a DYNAMIC and useful website to showcase their rental listings and provide information to prospective rental customers.
I have been fortunate to partner with HomeRentals.net * HERO * http://homerentals.net/Sites/HRN/  a NATIONAL rental housing website featuring single family home listings.
With three Clicks * I can FIND a prior listing; ACTIVE that listing; EDIT the listing to change NEW rents/date available.  Through my urging they also provide an html for blogging the listing and posting to Craigslist with an "export" feature.

I rent to numerous military families who are attending the University of Virginia Judge Advocate General (JAG) law school as well as who are stationed at a CIA/military facility.
One of the "consequences" is that I frequently get inquires about former residents from government contractors who are doing a security background.
I received such a call yesterday and I did not remember the resident's name * he has ONE last name and his wife has a DIFFERENT last name and I only dealt with the wife.

I showed a rental home today to a single, military officer with 2 dogs.  The house is large, has a nice flat back yard where he can do a fence for his dogs and is 5 minutes from his office.
While we were walking around the property, he mentioned his military housing allowance was only $1200 and my property rent was $1,395.  
When I asked him where the $1,200 home was, he indicated in the CITY and it was SMALLER......the City has much higher utility rates because they are having to finance improvements to their water/sewer/gas systems via consumer fees. … (13 comments)

 GOP Presidential Candidate * Rick Santorum has taken the time from practically "living in Iowa" this summer and campaigning daily to replace President Obama next January * to send a rent demand letter to the SUBLETTERS of one of his five condos in State College, PA.
Although his units are managed by a professional property management firm, tenants were surprised to get letters directly from Santorum when their SUBtenants' rent had not been received.  Evidently it worked and the rent got paid!  KUDOS RICK!

I received a late night e-mail from a woman who was OVERjoyed to have her current home go UNDER CONTRACT in 5 days.
After CONGRATULATING her and her agent on their efforts, I gave her the lowdown on what she needs to do if she wants to secure a rental home while she and her husband decide whether to buy or build their next residence.....she was VERY surprised at my suggestions.
