real estate: Forget Distance to Trader Joe's * Distance to AMAZON - 12/05/15 06:39 AM
I recently read where homes close to Trader Joe's are more desirable and sell FASTER and for HIGHER prices.....good for them!

IMHO * the REAL value relative to distance is from an AMAZON Fullfillment Center.

While reading an article on how Amazon is going to start delivering their own goods with their own AMAZON branded trucks between their warehouses, I checked the actual number of Amazon Fullfillment Centers around the country and an interesting pop-up appeared when I checked out Virginia.  I knew we had at least 1 fulfillment center only to find that we have 3 and on the page for recruiting … (8 comments)

real estate: Charlottesville, VA #18 * Forbes' BEST Small Place for Business and Career - 05/20/10 12:25 AM
Charlottesville ROUTINELY ranks high in "living desirability" from magazines with our rich history, medical facilities and NOW * Ta-Da * our employment possibilities. This is the PRIME reason our single family home rental market is so VERY strong.  In addition to the military and government subcontractors coming in with the NGIC/National Ground Intelligence Command * the DIA/Defense Intelligence Agency * new MJH/Martha Jefferson Hospital campus @ Pantops AND the brand new Emily Couric (yes, Katie's sister) Cancer Center at UVA Medical Center * there are financial services, multi-media (as in the Dave Matthews Band) and research employment opportunities in the area.

real estate: Who keeps CHANGING the names of rooms? - 04/04/10 10:25 PM
Who keeps CHANGING the names of rooms?  I realized today that may have been in the real estate business too long.  Room names are changing even FASTER than they used to. Library to Home Office  * Family Room to Great Room to Media Room * Nursery to Recluse Room * Basement to Lower Level * Attic to To-Be-Built Room * Garage to Work Room back to Garage.

Why can't these room names just remain the same for EVERYONE for ALL TIME?  I realize that marketing has a lot to do with it * trying to have the prospect envision LARGER, … (9 comments)

real estate: We are SO FORTUNATE to live in Central Virginia....Big Wigs come to VISIT!!! - 09/05/09 09:46 AM

Although several fellow realtors suggest we should not be political, I drove my RX with local GOP bumper stickers (Race Fans for McCain, Snow KNOWS, Bob McDonnell, Cuccinelli (for AG)) on my back window to the beautiful Auburn Hill farm in Milton (part of the original land grant of Monticello) to meet Fred Barnes (author of Rebel in Chief and commentator on Fox TV) pre-tailgate before the first UVa (v W&M) football game.....the turn out was outstanding with local GOP politicos Duane Snow, Ken Boyd, Rodney Thomas and Rob Bell. Laurence Verga who has filed paperwork to run for the … (4 comments)

real estate: NEW Age Old Question * Directions v GPS - 08/28/09 12:02 AM

For the second time in 2 weeks, I have had prospects who want to view my rental homes show up LATE for their appointment because of their GPS.
Now I have BEAUTIFUL directions on my web site listings - directions from nearest large street/road with R/L turns AND there is a photo of the front of the house. Usually the wife has printed out my listings and the direction section is on the first page of the 2 pages.....meanwhile, the husband insists on using their GPS - either brought with them OR rented with their rental car.....1 prospect couple was … (10 comments)
