Today a member asked what we carry in our car, and it reminded me of a post written twelve years ago! Take a look. It's in the bag.
Times have changed, and here are a few things that I no longer need in that bag. Two phones, a backup in case, a camera with a charger, and the Sentri Key. There is no need to have the listing sheets or directions; everything is on the phone again. 
My iPhone is my camera and my Sentri Lock, directions, plus so much more...making showings easier.

Yes, I still love this extraordinary, crazy RE career. I love representing the unique properties and helping so many people find their perfect 'for them' house. And we have the chance to show our listings every day.
And it looks easy. But easy, it's not.
Take this past weekend as an example—a request late  Saturday to show my Tema Ct. on Sunday at 2:00. OK, I can make that work. My Radio show is 12-1, a quick stop for lunch, and I'll turn it into a one-hour open house.

Safely showing a property is important!
 
This one way of showing my listings is working well. The buyer's agent makes an appointment with me either online, Showing Time, text, email, or phone.
The agent calls when they arrive at the home. I “tour” it while they are on the phone.
I can point out all features and directly answer the agent/buyers' questions like the wellhead location, the new electric panel, recent appliance updates, remote control devices, land boundaries, the extra pellet stove in the garage behind the tractor.
How many gallons per minute is the well yield? What's the roof's age? And … (17 comments)

I am proud of the many hard-working real estate professionals.
Kindness and common courtesy go a long way.
Here is just one example of a showing today. It was a new listing, and when I called to make the appointment, the property was already under contract, but the agent had just found out that the buyer lost their job and would not be able to proceed—good news for my buyer who had already lost one house.
 
 
 
The sellers had just moved out, and a cleaning crew scheduled for this afternoon. There was a Sentri-Lock on the front door. My buyer wanted to see … (19 comments)

This morning I was showing one of my very special properties, Sycamore Farms, to a prospective buyer.
After the good mornings and how was your trip to the house, they asked which way do we have to start  looking at this house.
My response...where would you like to start?  Since they came in the kitchen door (closest to  where we parked)  I said..why don't I  just follow  you. 
No way was I going to "make"  them go to the front entrance and  guide then to which rooms to see and in what order.

It is hard.. no impossible to be in two distant places at the same time. That's what I needed to do today. I had a scheduled showing at 2700 E.
