Sometimes when talking to older clients, I find that for them, staying in their home is their best bet. This can only be accomplished, though, if the right support system is in place for this individual. Some of the most heart breaking things I have seen is when someone has finally reached the point where staying in the home is not the right move.

Did you know that Real Estate business runs in cycles? Not just one, but several different cycles. The short cycles are what we call the Spring and Fall markets. In the Spring, buyers and sellers hit the market running. It turns into a frenzy. In the Fall we see a pick up as well, just not as crazy. The in between times are just not as busy. We are in the Summer doldrums right now.

The Internet. The Interwebs. The Grid. The Net. What in the world would we do without this amazing connective roadway that allows us to visit every corner of this world? Well, for me, I piggyback on the neighbor's wi fi. You see, the office internet provider went dark yesterday afternoon and we have lost the ability to get on the net. So, being the enterprising guy that I am, I hooked up to the unsecured guest wi fi emanating from the Doctor's office next doof!

I have noticed recently that when I pull up a list of homes for sale in a neighborhood, more than 2/3 of them have had their prices reduced at least once. This is more than I normally see. We also still have homes that sell in hours at list price. Why the price reductions in a hot market? Are the agents over pricing these homes.

Sometimes things come together perfectly. I listed a townhome this week and within 2 hours we had our first of three offers. I was still putting up photos and working on additional marketing materials. The agent who sent me the offer told me that she had a client who has been watching the neighborhood, waiting for a home to come on the market.

The above picture was taken by me the other day as I sat waiting for a green light. These clouds were really weird looking. They were all bumpy and looked like the end was near. So, I took the picture just in case they meant my end was near. People looking at my phone afterwards would nod grimly and say, it was the Mammatus clouds that got him.
These clouds are formed when a thunderstorm collapses upon itself and the cold upper air comes flying down through the cloud layer. It produces the bumpy cloud surface we see.

I like genealogy. I have tracked my family and my wife's family back quite a ways. Recently, I had 2 different companies analyze my DNA and the results are in. I found out that I am 1.1 % Neanderthal. Really?
This would explain a few things. Did you know the normal level is about double this amount? I also found out that genetic markers indicate ancestry of 59% Great Britain and Ireland. This makes sense because my mother's family was from Wales and my Father's was from Holland.

It seems funny to have to remind people that when they hire a professional they should probably listen to what they have to say. I saw a sign once that provided a cost for some work to be done and under that it gave a higher price if the buyer of the service wanted to help.
I recently spoke to a financial adviser and hired him to help me. I respect the guy and he comes well recommended. I wonder what he would say if I started to demand that he do things my way or else? The plumber I use is great, … (2 comments)

So you decided to sell your home. All the marketing your agent has done is producing a steady stream of showings of your home, but no offers yet. The feed back from the showing agents has been small things like the home is great, but...So why aren't you getting any offers.
My experience is that it has everything to do with price. More than likely you are priced on the high end of the market. Buyers come to see what this more expensive home has to offer, and come away disappointed.  They like the home, but not for what the seller is … (4 comments)

You took the plunge and listed your home this Spring. You have had showing after showing but no offers. All the feedback you have seen says, great house with no negatives. Why isn't your home sold yet?
Could be you are over priced. Agents around you might just be showing your home to buyer clients to convince them what a great deal the home down the street is. Folks are coming in expecting to see a home in the price range you have your home listed at and are not seeing everything they want out of a home In that price point.

Ok, yes, I really was not talking about my brain, but that probably works too. What I was thinking about with that active 10% of my brain was software. That code that does all sorts of wonderful things for us. You can type letters, sort lists, create beautiful images or exciting movies, or just send a brief note or full email. Think of all the software you use each day.

It is interesting to me, and even frustrating at times, how a course of action can start in one direction and end up going in a totally different one. Take home buyers for instance. There are times when the world just gets crazy. 5 minutes before you close, the seller says, I don't think I want to sell. Or a buyer sends 15 possible homes to you they would like to see...today. Or any number of things that crop up from time to time in a transaction where the agents go ahead and fix whatever is wrong. To the clients, if we are doing it right, it looks easy.

Well, I will tell you what's up, Pending sales or homes that have a contract on them but not yet closed was up 10 percent from same time last year. Also up? Median and average sales prices. The median sales price increased to $179,000 and the average sales price to $221,670.
Sounds good huh? Well, these numbers indicated that the market for homes in the Atlanta metropolitan area is heating up. The next numbers complete this picture.
So, what's down? Everything else. Inventory for our metro area is down 15% from last year this time. New listings coming on the market are down … (1 comments)

I was thinking about all I have done this week and realized why I am so tired! In these parts, this is the very busiest time of year for real estate agents.
