Billion Dollar Agent - Time Management Tips - Delete - Subtract Hyper Harry Driving - Do spend too much time driving around? Keep in Touch with Past Clients
Oops, did you see I used that evil phrase Past Clients? Never use that word. Call them Clients. I spoke to a Client who last worked with us in 2008. We had 'kept in touch' over the years with monthly emails, periodic mailings, a hand-written note once or twice and quarterly calls. He said that if he treated his Past Clients the way we … (0 comments)

Why would you expect that a Buyer's Agent is good at calling buyer web leads for 2-3 hours per day, showing homes to buyers, and doing closing management paperwork?
Out of 10 buyer's agents you have hired, how many have been really good at all three of those talents?

real estate marketing: Compare Your Quarters and What’s Your Exit Strategy? - 01/21/15 05:52 AM

Fourth Quarter Revenue Compare - Financials
I suggest that you take 10 minutes today and compare financial results for the 4th quarter 2014 with the 4th quarter of 2013. Go back and do a rough calculation of your closed deals and closed GCI for 2013 from October through December. Then, do the same for 2014. We are only interested in closed GCI - revenue. So, are you up or down and by what percentage?
We believe that your goal is to outperform your market and gain market share constantly. For example, when I look at Zillow and search for Washington, DC, I can … (4 comments)

real estate marketing: How Much Would You Pay for a Seller Listing Appointment? - 01/07/15 05:38 PM

Okay, this is something new and different. A few weeks ago I wrote about the value of paying for Buyer Leads, and now I’d like to discuss Seller Appointments. When you do marketing and generate leads, that is only the first step of the process. For example, if you generate 100 buyer web leads, you may end up with only 5-10 qualified buyers ready for showings. What if you could buy Seller Expired Listing Appointment and Buyer Pre-Approved Ready for Showings? How much would you pay?
Example using Referrals: If your average sales price is $200,000 and 3% commission is $6,000 and … (11 comments)

real estate marketing: How Much is a Buyer Lead Worth to You? - 12/17/14 03:19 AM

We are going to transform the industry in 2015 related to the buyer side of the business. You heard it here first.
Anyone who has a credit card can buy 100+ buyer web leads per month for about $10-20/each. A buyer web lead is worth about $20.
If you have a $200,000 sales price and commission of $6,000, then you probably are fine with paying a referral fee of 25% or $1,500 for a closed buyer deal. Is that correct?
So how much is a buyer lead worth which is a buyer who is pre-approved, ready to buy, ready … (5 comments)
