Listing appointments can be difficult. When a seller calls and wants their home on the market RIGHT AWAY, I get pretty excited.
When you do the walk through, it is important for us to tell the truth. This is the time we "make our list" for the seller to complete items to prepare the home for the public. MOST of the time, the sellers know exactly what to do, and how it should look. There are times where I see much more than the sellers do.
Buyers are much harder on sellers than we are! Once your house is on the market, buyers start parading through, and making their comments. There are many homes to choose from! Make sure the carpets/tile/wood flooring is clean, de-cluttered, bathrooms and kitchens are clean (even the oven), and check the vents! The blinds should not have obvious fingerprints, as well as the front door! And, of course, the smells of a home are SO important!
There are so many items that we go over with the seller! I walk the entire home, including the garage to give advice on how the home should show. These are just suggestions, but if I don't tell you --- THE BUYER WILL!
