Home Staging Tips in Palm Beach County- Don't forget to look outside your door and go GREEN!

If you're planning on selling your house, you've probably heard about staging and the buzzword attached to it- DECLUTTER.  We can get wrapped up in painting our walls, packing away our personal photos, and making sure everything is spotless.

However don't forget that a Buyer is not just looking at and buying your structure. Your exterior... front yard, patio, back yard are being looked at as well.  In fact much is said about CURB APPEAL.   That first opinion that everyone tells you about is being made before your buyer steps out of the car!

DON'T FORGET TO LOOK OUTSIDE YOUR DOOR! 
GO GREEN!

G- Groom your lawn and plants.   Overgrown bushes and trees that obscure your house and it does NOT send the message of a well cared for home.  If you must, call in a professional landscaper to get your yard in order.

R- Repair broken or worn items in the yard, just as you would items in your house.   If you live in Palm Beach County, you may have a screen enclosed pool or patio area.  Sun and wind damage need to be addressed.  No one wants to see a torn flapping screen as they step out to the pool area. Be sure to pay attention to :

                     
        * Light Fixtures
                             * Door mats
                             * Lawn furniture 
                             * Your front door                                                      

                             * Your Mailbox
                             * Your Fence

E-Enhance-  A few well placed pots of flowers or a colorful plant at the entry will give your entrance a warm and inviting appearance.  Add a colorful plant on your patio table. 

E-Edit-  Your deck or patio area should be an area for entertainment, relaxation or fun... not a repository for ladders, rusted out grills  or cans of paint.  Just as you will edit items in your home for a decluttered look, don't overlook your outdoors.  If the Buyer pokes their head out and sees what might pass for a garage or storage area, they will probably not even step outside.  And, just as in your house, if they don't step into the room, they are less likely to want to put it in their TOP TEN list of homes. 

N -Natural-Yard ART can be cute but think NATURAL when your house is on the market.  Gnomes, pink flamingos and, yes Floridians, Manatees in your yard can be distracting.

Seller ... Before you put that For Sale sign in the front yard take a moment to look outside and make sure you see GREEN!

Kathy, very good points that are often forgotten   But after all, the exterior including the yard is usually the first things a buyer will see upon approaching the property.

OMG Kathy, I can't even think of the green stuff that is supposedly on the ground. We are still having more than 2 feet of snow on the ground. We are still struggling to get the pathways free for some houses and this weekend we probably will get more snow. I can't wait to see the GREEN again. Once the snow melts, I might be able to find the Holiday Raindeer again... lol!

Sorry for the distraction...this is a great post! I will bookmark me to remind me what to do with the outdoors without snow sculptures. It has been tooo long.

Oh Kathy - love the "mailbox manatee"!  Yard art has certainly proliferated over the past ten years - and not for the better!  Just more clutter.  Instead of investing in gnomes, buy one great bush!

Silvia- I think sellers get so caught up in fixing the interior that they can forget about the outside, and you're right it IS the first thing the buyer will see.

Kim- Add it! and hope your sellers will make good use of it! 

Birgit- you know what, we in Florida forget that others still have snow on the ground!  I wonder what surprises await you when it melts!

Maureen- those guys have multiplied here in the last several years.  This one is a dolphin but I had to look at a manateel mailbox across from me for years!! Manatees are sweet and harmless but they're not exactly the cutest things in the water!

Cathy L- If I had a dollar for every pink flamingo here I'd be a happy Stager! 

BARFF- okay... now I'm going to have to put my thinking cap on!

Julia- I forgot to mention all of the wind chimes too!  I've gone out on a patio and just about knocked my head silly hitting them!

...and YES Coloradoans, that means those gi-normous butterflies must go!  Grrrr....its mostly a mountain town thing, not so much in the city, but who comes up with this stuff, and how do they get so popular?  If you have manatee mailboxes and pink flamingoes, do you have those big flat steel cutouts too?  Cowboys, and horses, and coyotes...those seemed to have taken over in TX.

Cheryl- we have gnomes, dolphin, manatees, flamingos... haven't seen that many steel cutouts, though.  Then on the patios are the brightly painted metal wall hangings of dolphin and other species of fish.... everywhere!

Kathy - all great information. I miss that FL "always green" outside! Right now we are BROWN and it's challenging making the curb appeal look enticing. At any time of year though curb appeal is crucial. Thanks for posting!
