Parker Market Report - May through August 2011
The Town of Parker is a suburb located Southeast of Denver and has been included in the fastest growing county over the past 10 years. In March 2010 the Census Bureau claimed Douglas County was the TENTH fastest growing county in the US. Parker has over 46,000 residents within a 20 square mile region.
Parker has long since been a great location for home buyers, and this past four months show sales are strong in the area. Finding a home around $200,000 is tough. You will find most often distressed properties (bank owned or short sales) in this price range. The median price for detached single family homes from May through August 2011 ranges from $284,500 to $302,300.
The median year of home sold during this period was 1999, and the oldest being 1893. The list price versus the sold price was 96%, one of the highest in the Denver Metro Area.
If you have thought about putting your home on the market, now is the time, as inventory under $300,000 is very low.
