A SHORT SALE may be for you. In a market that is filled with Bank Owned Properties, REO and Foreclosures that make up a large part of the homes that are selling today. A seller needs every advantage they can get.

One of the most common questions is "How do i know if I am working with a good agent who is experienced in Listing and Selling Short Sales?    Usually one's senses can point you in the right direction in life...

THE TOP 5 WAYS TO KNOW IF AN AGENT IS EXPERIENCED IN "SHORT SALES"



1. LISTEN to what others are saying about the agent. A good agent will be respected by their current and past customers as well as other agents. Not all agents are qualified to list and sell a short sale. A "GOOD" agent is one who is local, is full time and is expereinced in listing, negotiating and selling short sales. A "Good" agent is one that provides constant and constitant updates to the seller, teh buyer and any other agents involved. A "Good" agent is one which other agents enjoy working with and bring their buyers to see their listings without hesitation. A "Good" agent will stand out by offering outstanding service. What makes me stand out is that i take the time to educate the seller, the buyer and any other agents what they can expect before they start the Short Sale process.
 
A "BAD" agent may not be respected by their fellow agents, they usually will not return calls, they usually will not show their own listings, they usually they will not update other agents whose buyers place offers on their listings and will genuinely be avoided by fellow agents. An agent may not be all "Bad" but could be bad for you if they are out of town, if they are not full time and full service and if they do not have extensive expertise in short sales.

 

2. LOOK at what the SHORT SALE PROCESS includes. Look at the condition of any of this agents other Listings.  "GOOD" agents have pride in their work and will make sure the property is maintained. The lawn should be cut and free of debris. There should be easy access throuh a working front door. The inside should be in a clean in uncluttered conditio. The key is that home even if vacated by the owner, is tstill owned by and should be maintained by the owner or the agent while it is being sold.  A "BAD" Agent is too busy or may not care about their listings. The lawn will not be mowed, their will be trash and debris strewn about. Often the inside was never cleaned or readied for showings.




3. SMELL. There are two senses of smell, one the obvious nose pinching odor that makes you run and the other is stories and promises from someone who could be out of town that just seem to crazy to be true which many would say "do not pass the smell test." A 'GOOD" agent will put you at ease by being local, by being full time and by genuinely caring about your situation. A "Good" agent will not make promises they cant keep, they will offer you the pros and cons of each decision. As far as your home you still own it, even if you have moved on and it is vacant, your agent should work to eliminate most odors from the property,  Pet odors, rot or mold are often found in bank houses. An attempt to remove the source should made, eliminating or treating the odors should be attempted. A "BAD" agent does not care or does not have time to make sure the home smells good for showings, when you enter one, you will know.



4. FEEL:  You can feel with your fingers or with emotion. In a house maintained by a "GOOD" agent you wont mind to feel around or touch things. Counters will be wiped down, walls, windows and floors will be clean. With a "BAD" agent, you will want to keep your hands in your pocket. Often the first thing you feel is usually right, if you get a bad feeling there is usually a reaosn. If you have good feelings, then the agent has done something right. 5. PERCEPTION: Also included is intuition which is based on how your perceive something. This is probabily the most important. If you perceive the agent to be "GOOD", chances are they will be a leader in their industry with the knowledge and expertise  to share with you. Your short sale will probabily go alot easier and should not take as long. There are many variables in a short sale so you need to be informed to make the right decisions.

Good post Scott.  Many home buyers and home owners make mistakes when selecting their agents.
