Tell me again why your home is on the market?

 

Today while touring a few homes in North Phoenix the question, tell me again why your home is on the market, came to mind to both my buyers and myself.  The area where the home is located is a spectacular mountain preserve area. The surrounding homes are well kept and on the higher price range of this market.  We had looked at the pictures online (which weren't that great) so we knew it was going to be somewhat of a fixer upper.

 

 Yeah Right, somewhat of a fixer upper.........

 

The home was in unbelievable bad condition - to say the least.  Back in the  foreclosure market (08 to 10) it wasn't unusual to see homes in bad condition. Today this is simply not the case. In fact  sellers understand the importance of preparing and staging their Phoenix homes properly to sell. But not this seller. Why they even bothered to list it is beyond me.  Here's just a few of the tell tail signs.....

 

  1. Difficult to arrange a time to view. No lockbox
  2. Broken window at front walkway
  3. Dog hair all over the front entry and rug
  4. Front door looked like cra*
  5. Dining room table right in front of door, huh
  6. 3 or 4 mountain bikes in living room (really is this a college dorm)
  7. Floor was a mess and didn't looked like it had been cleaned for months+
  8. Windows had dog slobber all over them
  9. Kitchen was so bad, how did the pictures not look so bad
  10. Bedrooms were stuffed with furniture and dark, very dark
  11. The house smelled bad - everywhere
  12. There a cactus growing on the back roof - seriously
  13. Back landscaping was a disaster as was back patio

 

I could go on but I'm sure you get the picture, right?  My question still is, if you're not going to prepare your home for sale why bother to list it?  What a total waste of our time today to make arrangements to see the home (around the seller's schedule) and then only to find such a dump. The only thing to do with the house is gut it top to bottom and start over.  And the price it is listed at is, of course, ridiculous as well.  Personally I would pass on this listing every day that ends in Y.

I'm with Dick - shame on the listing agent for listing a home in this condition.  I realize some sellers are simply incorrigible, but what you've described is unacceptable.

A combination of a seller who really is not all that interested in selling and a horrible Listing Agent. Anna how could the listing agent let this reflect on them? Was it a rental?

Somewhere there had to be a disclaimer of "seller is family member of listing agent"!  Otherwise, why would anyone take this mess on under their name?

 All I can say is wow, bad smells turn me off immediately! I wonder what will happen if someone will buy it and put the time and effort into. Just curious is priced for the "condition it is in?"

Those are the sellers that expect bueyrs to see beyond their junk and mess.  They want to sell, and definitely want top dollar, but won't lift a finger to get it.

Good Morning Anna Banana Kruchten  , I have to ditto Tammy Lankford  "Do you want to list your home or sell it?" There seem to be more of these poorly prepared listings this year than last. Or maybe I've just seen more, but I noticed the listing success ratio overall is down from last year so maybe poorly prepared listings are part of that.

Am I missing something here?  Why would you even go see this home?  I can't imagine with the bad pictures and high price anyone would even go there.

Anna, makes no sense to me. Sounds like someone was renting the home, and the sellers may not even have any idea what condition the home is actually in.

If the sellers do, then they are doing a disservice to themselves and their agent trying to sell the home for top dollar in such bad condition in this market.

You are right, most sellers understand that in this market the home must be in excellent condition in order to even receive an offer.

Hi Anna.  I've shown houses like that; usually they're rentals.  Tenants don't clean up for showings and are often uncooperative about showing at all.  I had a listing once where the tenants told me that agent could show when it was convenient for them, and that was Sundays 12 to 2.  It took a letter threatening eviction from the property manager to get them to cooperate wih me.
