In our pre-AR days, if we needed an agent for an out of area referral, we went straight to the RE/MAX online directory.  Big company, agents all over the world, enough information to try to make a match.

Now?  Totally different approach.  ActiveRain is our first choice to search for agents to refer business to.  After years of blogging and interacting, we know lots of agents around the country that are top of mind.  And for some areas we have an abundance of good choices, so we can try to match personality types.

The biggest plus to us for choosing AR for referral is we've had plenty of opportunity to gain critical insight:

  • Attention to detail.  If a blog post is littered with typos and looks sloppy overall it doesn't reflect well and we can't help but wonder if that extends to how contracts are handled?
  • Personality clues.  Lots of rant posts?  Does the comment stream exhibit burnt earth?  We're not likely to refer to those who can't keep their temper in check.
  • Local expertise.  Indications that the agent knows market conditions, has a focus in the specific area that are buyer/seller needs.
  • Marketing presentation.  If blogging about a listing, how is that home presented?
  • Check out Facebook/website/etc..  Again, checking professionalism and behavior.  Take into account the client's personality and beliefs.  If the client is straight laced and the agent's Facebook language is "colorful", perhaps not the best fit. 

And additionally we're hitting up our AR Facebook friends for names they've successfully referred to.  While every AR referral doesn't always work out perfectly, we generally don't have to worry about how well our clients will be taken care of.

Liz and Bill -- this is so true.  You can "check out" another agent without that awkward preliminary interview process to see if there is the right match. We can review posts, comments made and/or acknowledged as well as find a "review" through other AR members.  

If I don't already have a source in a particular area or specialty -- AR is now my go-to place for referrals.

I also use to go right to the Century 21 site but since I joined AR it's my go to site. If I had a client needing Cincinnati there would be no hesitation as to who to call and it wouldn't be "ghost busters".

Michael, It's easily our first choice and I think what sometimes gets forgotten in this community is that we're continually auditioning for future work.  And for some here, there wouldn't be a call back from us because there behavior isn't what we'd want for our clients.

Liz, Our company directory is a distant 2nd choice at this point.  Now if a Rainer turns out to also belong to our franchise, well that's just a nice extra, but not even close to being a requirement.

I used to go directly to the CRS book (you know.... the one where they kill a small local forest to print it up)... but now, I check AR first and foremost and haven't been disappointed yet.

I too go to Activerain first when I need to refer someone. I do spend lots of time reading their posts to get a "feel" for that agent.

Roger, Same here, many places I already know who gets a referral if an opportunity presents.

Kathy, And often bad behavior isn't forgotten.  Yes, it might be a longshot that I will ever have a referral for a particular Rainer, but why burn a bridge?

Alan, This source gives us a much better picture of the overall person than just a directory.

Mike, And it's that feel that adds the comfort level that we have in providing that referral.

Debbie, It really does provide a good gage of an agent and how they're likely to perform.

Beth, Exactly!  The RE/MAX directory can give me a feel for production levels, hobbies, etc., but not the insight we can gain here.

I have referred two clients to ActiveRain Members in the past. Both clients were very happy with the members I chose. When I wrote a blog post about it I remember receiving a comment from a new ActiveRain member scolding me for not calling them. Liz and Bill Spear 

I called the agent and pointed out why I chose the other agent and she hung up on me. I believe if you can't write at least a paragraph telling me about your business, hobbies, and area of expertise; I can't refer you.

That is a good way to check on referrals before you give them out.  I feel like a lot of people know who they've dealt with in the past few years well enough.

I am somewhat torn. I most times start out at Re/max because I can have an idea of their past sales history. If the potential referral is doing business it will show up. In AR you can certainly have the appearance of being a successful agent. I would certainly interview an AR participant. But do points make a successful agent or a good typist. Because of the way Re/max is setup my wife and partner for 25 years gets all the clubs. I don't get any. Chances are if you call you get me on the phone. Good news is Claire just made Lifetime Achievement and 100% club. Hard to throw away 20 years+ of referrals from Re/max. So in reality you get 2 agents for the price of one.

Paul, Wow!  Someone had the cart in front of the horse assuming they owned all AR referrals to their area.  We just hope to be considered.  We're not going to be the perfect fit for all clients and agents, and that's okay.

Kevin, That is the nice thing about being here long enough.  We know enough about people to have a total comfort level with how they'll take care of friends and family.

Susan, It's either here, or people we know from here that line us up with referrals.

Tammy, I can relate, but even those circles for me are primarily AR based.

Sybil, There's a lot to be said for networking here.  2013 we had 3 closings from AR referrals.  This year we had some attempts to send us business, but they didn't work out, but not for lack of trying on the Rainer's part to have us help them.

Bill, Similar here in that most all the transactions go in Liz's name.  It's only in the last couple of years that you'll find me co-listed on buyers and sellers.  So someone investigating my personal stats won't necessarily have a true picture of my personal production or competence.  And agreed, being a good blogger or piling up a lot of AR points by itself does not necessarily a great agent create.  But it does tell us something about persistence, attitude and a few other critical things we all care about when making a referral.

BLiz, the only time I referred out of the Rain is when I could not find a agent that covered the area I need to refer. I just made a referral out a few weeks ago. She already started working with them.

Kathleen, We see that occasionally, where there are no Rainers, or all they did was fill out a profile and go POOF.  Then we go to Plan B.

Tammie, Always nice to have someone we're comfortable with.
