Where did the last 100 days go? A changing market with new challenges

What is happeing in the Real Estate Market? It is a question I get asked daily. To say that the start of 2015 has been a whirlwind is an understatement. As in most areas there is a shortage of homes to sell with a steady amount of buyers looking to take advantage of the ultra low interest rates to buy their dream home. The record breaking winter slowed owner occupied buyers but investors bought anything and everything right through 8 feet of snow.

 

I set many goals for 2015. To purchase a new office building. To grow by adding agents. To increase the amount of listings. Lastly to let consumers know their is a difference in agents and show them the high level of service we offer over and above the average.

 

We have increased the amount of owner occupied listings. We even increased the amount of bank owned listings we service. We increased the amount of buyer we service by providing buyer brokerage assistance. We saw a spring market explode with pent up demand due to the weather. 

 

In the end it left me with a need to hire more agents. Especially agents who love to work with buyers. New home buyers are very rewarding but take a lot of time to assist them. Finding an experienced agent who wants to take on an increasing amount of buyers to assist in finding their dream homes is a priority for me, 

 

In the past more than half our sales were new construction. Builders have not kept up with teh demand and were slow to get new subdivision started at the end of the recession. We are actively seeking builders to build both single homes, small and large subdivisions for our increasing amount of buyers looking for new construction.

 

In Summary, for the rest of the year my goal is to spread the world that  a GOOD Agent's job is to work with their Buyer or Seller through each step of the Buying or Selling process. It is not time for trial and error or short cuts.  LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

1. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 2. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

3. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Dick Greenberg the builders seem to have waited here, it takes a while to get approvals and the market is passing some of them by, I sure need a good builder to partner with to get their homes sold to all the buyers calling.
