Hum.

That question, referring to the furniture and decor proposed for use in a vacant property, was posed to me this week by a client who has never worked with a home stager before. Although I've never been asked this question directly before, I could relate. I'm sure others have thought to ask me the very same thing just maybe didn't feel comfortable enough to ask out loud.

There are many sellers in this same predicament and some are nervous.

Home staging is an investment and it's not a small one when we're talking vacant property staging.

How many home sellers HAVE actually worked with a home stager is an interesting question.

My answer would be, "many more in the future", but I don't know if the market is even close to being saturated by examples, I'd say we still have a long way to go.

But, we're making great progress.

How we conduct ourselves, our businesses and our practices is being watched, questioned and judged whether we like it or not.

And rightly so.

Home Staging is currently an unregulated industry but a much needed one at that. The public is listening and is understanding the value our service brings to the home selling table.MS clips online Make sure what you're serving is the right stuff.

Although this client says they "trust me", they were not sure about the choices I would make for furnishing their vacant home. Naturally they wanted answers.

I did not take this personally.

After all, it is still their home, once occupied by their family and adorned with their furnishings and decor. Although it is now vacant, it continues to hold memories and attachments for them.

I was prepared.

My answer to this question was honest and simply this;

"It is quite possible you may not like the choice of furniture and decor I've selected specifically for your home, however it really has nothing to do with whether it suits your specific style or taste. Home staging aims to appeal to a number of different buyer's tastes with furniture and decor that compliments your home's layout, style, detail and color palette."

I then went on to send a link to the furniture collections I'll be using and suggested they go see them for themselves prior to making the commitment.

Their vacant property staging is schedule for the end of this coming week.

Since I utilize the services of national rental furniture companies such as CORT and Brook Furniture Rental, I am assured that the collections these companies keep stay with the trends, whether transitional, contemporary or traditional and I base my choices on the homes themselves, the color palettes and architectural influences. 

I want the home to sell, not the furniture, but I want the furniture to blend and compliment, not contradict the style of the house.

It's a pretty basic and simple formula but it does take a keen eye and experience to know just how to stage a property properly.

Note: For home stagers considering branching off into this area, I'd like to say this; 

Know your limits before making the leap to vacant property staging. From price points to the inventory you keep it is not for the faint of heart. Your work represents not only your company but an industry and standards as well.

Even still for the most seasoned of home stagers, quite possibly your individual clients may not "like it" when all is said and done but then again, we're working to attract a broad range of buyers, not just one.

Sellers, I'm OK if you personally don't like it. It sometimes comes with the territory.

Hi Karen,  great information.  Thanks for sharing!  Sounds like you are a real expert at staging, do you ever make it to Tennessee.  We are in need of some good stagers.

Karen, that is a good point. I would have to say though that a seller not liking the furniture and decor of a staging in their vacant home is probably better than a buyer not liking the seller's furniture when it is in a home they are selling. Like you said, you are appealing to a broad spectrum and, let's face it, some sellers have "different" tastes than they average buyer.

Yes, that's a hard one Libby, occupied stagings are tricky when you have to gently but firmly suggest storing or getting rid of things and renting, purchasing or borrowing more "buyer friendly" and appealing items.

One of my standard lines when I recognize hand me downs from generations gone by that aren't shall we say "antiques" is something to this effect, "was that from your parents house or your childhood home?, let's consider the buyers who are looking at today's standards in a new home and you'll be moving that piece with you to your new place but let's not date this one that you're trying to sell". It can get touchy but it needs to be said! I love my stuff just like anyone else, but not everyone else will!

I used to work with a staging company and sometimes the sellers (hmm, similar to how they do it in real estate) become the experts and decide they know better. We actually had a seller go and remove some staging and put some of her own "decor" in... yikes! ~Rita

My main market is new homes and staging the properties sure makes the homes more attactive to prospective buyers.  On one transaction we had an offer which was to include the furniture and the builder agreed and this made the sale.

We just had our first experience using a home stager. Our customer said ok. The contract expires Sept 8th and they don't want to renew it. I am disappointed and will keep after it. I know it is a good thing for our clients and eventually they will get it. Thanks

I love professionally staged homes especially the builders homes. They certainly photograph so much better than a vacant listing.

Very good information.  I recently had one of my listing staged.  The home owner repeatedly acknowledged that she understood that the home was being staged for the "Market" to help her home sell quickly and for the highest dollar possible, not her specific lifestyle.  She agreed.

Her home is gorgeous, however, you can't see the home through the over furnishings, mass clutter and blankets on every piece of furniture for her dog and cat.

When the staging was complete you could actually see that it was truly a "gorgeous" home.  Unfortunately, my seller is now very unhappy.  She just can't live that way.  I had to remind her that we are in business together and our goal is to get her home sold as quick as possible and at the highet price possible.   We'll see how it goes!

Hi Rita, I've had a Realtor move my stuff around or add stuff to a staged property, I will say something though because it reflects my work, although it doesn't guarantee it won't be moved again, I have to speak up or get walked on!

I think that's getting more common Steve,I've had offers to buy my stuff too.

Kieran you bring up something that does happen, staging does not guarantee a sale in any time frame although it will increase the chance of a sale faster at a better price. Sellers should not be short sighted especially in the market today.

So true Peter and in many cases a staging company will be less expensive than an interior design firm whose object is to get some of the buyers to purchase their decor and accessories in model homes.

That is common Pam, the home shouldn't feel like "theirs" anymore because they're selling! If they're serious they'll understand that. Sometimes the emotional attachments are too great and that's one thing I do emphasize, DISASSOCIATE yourself and emotions to the house your selling first! It gets easier after that!

Great point Karen.  I think it is important to explain to your client that staging is not decorating.  We decorate according to a homeowners personal taste, but we stage to appeal to everyone.  It is important for the seller to focus on the process of finding and decorating their new home, and not bother about the staging of the home they are selling.

I don't know about your area but at least in the Seattle area, most designers fill vacant homes with so much "stuff" the buyers can't see the beautiful workmanship, square footage and detail, say nothing of the cost of staging.  And I have had several on-site Realtors say they are sick of selling furniture and would much rather be selling the homes.

There are lines being blurred in our industry and I don't know how that will change - I suppose budgets have a lot to do with it as well as price points of certain homes. It can be very frustrating Gail.

Using a home stager can be overwhelming for a seller.  They think they have already worked hard to get their home ready for the market, and then a home stager comes in and basically tells them that they still have a lot of work to do.  However, in my experience, once they do what the home stager asks, they are pleasantly surprised to find out that they like it and really get it.

Linda, that word "overwhelming" is true, selling in and of itself is overwhelming. I see my job as helping make the transaction smoother and more manageable but I know the process is hard to get to that end. Time is a big factor for people, they'll usually need lots of it but don't always have it. A home stager can help them focus on the items that really need addressing as well as the ones that can slide.

Karen you handled the client tactfully and beautifully. Your answers were right on and I love the advice to give to those stagers who are looking into venturing out into the vacant properties. It is overwhelming to put together in one week what most people take months to do.

Nonetheless I STILL love staging those vacants. Keep up the great work

It really isn't about their taste once their home hits the market, but instead what will appeal to a buyer.  As an agent, sometimes it is difficult for us to tell sellers what isn't appealing about their home or make suggestions on staging it a different way.  But using a home stager helps this process tremendously and staging a vacant home makes all the difference.

Very well put Karen. For some people it is very off-putting to see different furniture and a different layout in a home they know so intimately. But ultimately it is about getting the home sold as quickly as possible and for the best price. Mostly we stagers hear home sellers exclaim "I love it. Why didn't it look like this when we lived here?" but every once in a while we get a client who is having a hard time letting go. I think you handled this very well.

To some I believe it matters especially if they're paying for it Yvette, they want to be assured of what they're getting but it's not about pleasing one person, but appealing to most. And you're right, it won't be your home for long hopefully!

I agree Michelle, it is hard to see different things in different ways in a home we lived in. There was a show a while ago on HGTV I think called "moving up" or something to that effect and the old owners of a house were able to go back and see what the new owner's did. It was very interesting in that many of the old owner's seemed upset with changes and updates that were done to "their house" even though they did the same thing to their new one! It was still very personal to them.

I have been getting asked the question, "what kind of furniture are you using".  I've even had some owners tell me what they wanted, one wanted a contemporary look for a very traditional home.  I passed on that one!

I've convinced a couple of condo Clients to let me stage their homes, and it was amazing how quickly they sold, especially when compared to the exact same floor with the same square footage with the same view except in the next building. I'm a big fan of staging.

Hi Cindy, One (of the many) great things about the furniture rental companies is their online catalogs. Once I've chosen the collection to use and the client has the list, they can go online themselves and see the pieces. I have the smaller jpgs. of many of the pieces in a folder too so I can send them too. The one thing I do remind them is to keep in mind that they are not always getting every piece they see in the nice photo groupings!

You know, Karen, I had a builder tell me flat-out he didn't like the furniture I was proposing.  I laughed and told him it wasn't my style either!  However, I reminded him once again just who his target buyer was, and that these furniture selections would appeal to them, and highlight the architecture he'd designed for them.  Great post!  Julie

I agree -

Case in point, we helped a family through a reno process prior to staging and at the end, even though we knew we had been true to the style of the house and kept things as neutral as possible - our home owner admitted she didn't really like it. It wasn't to her taste.

I nodded and simply told her I understood and that it wasn't to her we were catering - it was to everyone else who was going to wander through her home. She might not have been thrilled with the decor, but she was thrilled with the offer that came in - 24 hours after the first neighbourhood open house and for full asking price with no conditions!

Contract clause coming - "There will be no changes or refunds for artistic differences"...After all you are the expert they have paid to come in and give your expertise, they should take it?  Would you tell your CPA how to do your taxes or your doctor how to treat you?  Your florist how to arrange the flowers??  Well some would, but what's the point of hiring an expert then?  As always Karen, good post.
