Carlsbad and Nearby Community Average Sales Prices

I often have inquiries from out of area or relocation buyers interested in the Carlsbad real estate market, or housing in nearby communities. Many time buyers do not have a good handle on the pricing and, I suspect, are rather surprised when they see what they can buy for the money. Or they are searching on my site and I can tell, given their price range, that they will have difficulty finding what they want in their stated budget.

Sold signThe following is a summary table of average selling prices and prices per SF, for homes in selected communities for sales in the first 6 months of 2008. The numbers are quite telling, and provide buyers with a good feel for pricing.

Keep in mind that these are averages, and only sales reported in the SANDICOR MLS are included here.

There will be homes that are priced well below the averages in many communities.

Great information. I'm surprised that San Marcos and Oceanside is as low as it is. Are the lower end zip codes in older, maybe non-conforming areas?

Tom - well I think that is true. It certainly is tough when you see what you can get in other parts of the country. But then you DON'T get the California coast!

Lynda - part of the issue with Oceanside an San Marcos is the large number of short sales, foreclosures and REOs.. The values have dropped substantially in the last year or two.

Lynne - ditto, I enjoyed our chat, and have visited your blog several times since. Reblogging is a way to  repreoduce a blog that really speaks to you. You can post it on your AR blog with a few comments as to why this is something you feel you wanted to share. The blog is reproduced in toto, wioth the original links, so it is not plagiarism. You get to add comments, too. Bloggers can opt out totally about having their posts reblogged, but better yet is to opt out on an individual blog is you do no want it duplicated.

Yep there are some distress sales with ocean views. If you want a list give me the parameters (size, bedrooms, price) and I will be happy to pass what I find along to you.
