I get a lot of calls from people looking to rent on the Wilshire Corridor.  Many are not aware of the price range of available units and are surprised at the rents that being asked. If you are going to rent on the Wilshire Corridor you will be doing so from an owner.  These are condos not apartments, and you are not going to be able to get information by calling the front desk at these buildings.  Each unit is individually owned and chances are that the owner is going through a Los Angeles real estate agent to help them get the condo rented. Also, it is important to understand that the rents are considerably higher than many regular, low-rise condos because the homeowners dues are high and they, plus the taxes and insurance that the owner is paying are factored into the rent. There is...

Recent Buyer Represented Purchase at Surfwood Monterey This month I represented clients who purchased a unit in the Surfwood Monterey condominum complex in the Highland Park/Hermon neighborhood of Los Angeles.  The 92 unit complex was constructed in 1989 with first move-ins in 1990.   The building's exterior has been recently painted and features a pool, spa, exercise room in a courtyard-like setting.   All units in the complex are two bedrooms and two baths in a variety of floor plans.  Those on the top floor feature higher ceilings and clerestory windows. The unit my clients purchased at Surfwood Monterey is approximately 1003 square feet and was a bank owned unit that faces Monterey Road.  It has extensive updates including renovated baths/kitchen and hardwood floors.  The unit has n...

I am getting a lot of calls lately from people looking for luxury homes for rent in Los Angeles.  Often these are calls from assistants doing a preliminary search for their bosses, so having a Los Angeles real estate agent help with the search is going to make life so much easier. Los Angeles homes for rent are going extremely quickly, not quite so much on the luxury end but  if the property is something special, then it too will go.  For that reason having someone watching the listings come on the market real time can improve your chances of getting the home you want. With the market the way it is now, realtors are not just concentrating on the buying and selling of property. The demand for Los Angeles homes for rent is so high that we are making the rental market part of our busine...

Monterey Hills, CA --- A Great Place To Live --- Leasing Opportunities Today Monterey Hills is a planned community within the city of Los Angeles but remains somewhat unknown despite its convenient location.  Close to Downtown Los Angeles, Pasadena/San Gabriel Valley, Glendale/Burbank/San Fernando Valley and the Westside.  Many employees and medical residents at the USC Health Science Campus on Mission Road find the Monterey Hills community an ideal location. I have sold units to students and/or their parents who believe this is a wise short and sometimes a long term investment.  If you are not ready to buy, Monterey Hills offers some lease opportunities as well. The Monterey Hills community's first properties opened in 1979 with Bradley Court the community's newest development constr...

1973 Redesdale Ave Silver Lake -The Jenkyns House The Jenkyns House, at 1973 Redesdale Avenue in Silver Lake was conceived by Josef Van der Kar in 1960.  Currently on its third owners, the The Jenkyns House is a prime example of modernist architecture and carries many of the traits made famous by the architect.  Punctuated by walls of glass, open living spaces and a brick wall fireplace, it is easily recognizable as one of Van der Kar’s works.  Josef Van der Kar was a second-generation modernist known both for his political activism as well as his architecture. In the early 40’s, “Van” as he was known to friends, collaborated with fellow architect Gregory Ain (some of whose creations can also be found in Silver Lake) on a postwar housing project.  The ‘Community Homes” project was to ...

A call will come in on a particular Los Angeles rental property, and by the time I make the call to the listing agent, it has already been leased.  You just can't get there fast enough. I have discussed this with several of my fellow Los Angeles real estate agents and they are all seeing the same pattern.  We are doing more business with Los Angeles rental properties than buying and selling right now.  And they don't stay on the shelf. This is more prevalent in the up to $3,000 price range, and decreases somewhat as you go up.  So, if you are moving to Los Angeles, downsizing your Los Angeles home,  or simply making a change in your living arrangements, don't hesitate when something comes on the market.  Be ready to see the home before it is gone. Be sure you are clear with your real es...

Enough of the jokes.L.A. is number one on the list of cities that take care of their carless citizens.  Yes, you heard me, L.A.  Los Angeles! This per a study conducted by the Brookings Institute which compared 100 of the largest cities with the most residents without cars and access to public transit.  Then it ranked them as to the ones that effectively reached those residents and delivered them to their destination.Surprisingly, Los Angeles offers the ability for people to get on a bus and get to work quite easily. The report doesn't say that it will get you to work quickly.  In fact, 36% of residents will be stuck in the gridlock for which L.A. is best known.  Wonder why L.A. beat out New York.  It was a percentage thing.  While many more New Yorkers don't own cars than Los Angeleans, ...

Ol' Blue Eyes, Bleeding Dodger Blue and Heck Just Feelin' Blue Maybe because it's August.  Maybe because the Los Angeles Dodgers are not playing well.  Maybe because it seems everyone wants the McCourts(Dodger owners for those outside the sports world)to leave.   Maybe because.... and now it has been reported the family of Frank Sinatra has filed a lawsuit in Delaware against the Los Angeles Dodgers.  It appears Ol' Blue Eyes was a Dodger fan going back to the move from Brooklyn to Chavez Ravine in 1958.   The family of Mr Sinatra has joined a lawsuit, in essence, wanting season ticket holders to have a say in the operation of Dodgers..... Ol' Blue Eyes, Bleeding Dodger Blue and Heck Just Feelin' Blue Maybe because it's August.  Maybe.  Just Maybe...It's because someone is bored.  Chair...

DWP Overcharging Already Struggling Homeowners with Monthly Utility Bills in the $1000ds? I spoke with a wonderful past client today who bought a home in early spring of this year in South Los Angeles area that falls under DWP (Dept of Water and Power) coverage.  During a conversation, she told me she recently received a $700 bill from DWP for her June/July usage which was a 150% increase since her last April/May bill of $280, which also seemed extraordinarily high.  This was well beyond the 15% increase consumers were informed of in recent months. She has since spoken to neighbors and they too are randomly receiving exorbitant bills from DWP and being left with the option of being forced to pay or not have continued utility service.   When my client called DWP, she spoke to both custom...

What is a short sale? If you are having a hard time paying your mortgage and owe more than the property is worth, then you may consider short selling your Los Angeles home.  What this means is that you would list the house at market price and work with prospective buyers until your come to an agreement.  Your listing agent would then approach the lender and work with them on an acceptance of the buyer’s offer. This is a long and involved process during which you would have to prove hardship, and there is no guarantee the lender will agree to the sale, even though the alternative could be foreclosure. Will there be a deficiency judgement on my Los Angeles short sale? As of January 1, 2011 Civil Code section 580e was introduced which states that on residential one to four-unit buildings t...
