REAL ESTATETUESDAY TRIVIA Question: What private residence is considered the most expensive house ever built?     Answer: The William Randolph Hearst Ranch in San Simeon, California cost over $30 million, equivalent today to $276,883,320. Bill Gates recently built a home for over $40 million. It was designed by architect Julia Morgan between 1919 and 1947 for newspaper magnate William Randolph Hearst, who died in 1951. In 1957, the Hearst Corporation donated the property to the state of California. Since that time it has been maintained as a state historic park where the estate, and its considerable collection of art and antiques, is open for public tours. Despite its location far from any urban center, the site attracts roughly one million visitors per year. Hearst formally named the e...

Have you learned about timing from this last real estate cycle? It's so interesting to me how varied and numerous opinions are when it comes to the real estate market. When to buy, when to sell.............why to buy, why to sell.............what to buy, what to sell......... how to buy, how to sell. Everyone has their opinion. I remember many discussions in 2004-2005 about whether it is the right time to sell.  So many people stated that it's the wrong time to sell because you'll lose out on potential equity. Of course, [almost] no one could foresee the mortgage crisis that followed. But my question is:  Have you learned about timing when it comes to buying and selling residential real estate? I can sort of equate this to a tennis match.  I've been playing for over 30 years, and I also...

The U.S. housing market continues its gradual and uneven progress, despite the expiration of the home buyer tax credit. The remarkable rebound in housing activities from the initial drop following the end of the home buyer tax credit this past July adds to the belief that the risk of a double-dip downturn in housing may be disappearing.    As the housing market continues to work through the excess supply overhang, a result from the glut of foreclosed properties which is keeping home prices below their long-term trend growth, economists anticipate mortgage rates at or above 6% by the end of 2012 and expect buying activity to continue its upward momentum.  Supporting this view is the rising concern about inflationary pressures sparked by political unrest in the Middle East. While surging ...

So You Want To Live in Monterey Hills CA But Are Not Ready To Buy? Monterey Hills is a planned community within the city of Los Angeles but remains somewhat unknown despite its convenient location. Close to Downtown Los Angeles, Pasadena/San Gabriel Valley, Glendale/Burbank/San Fernando Valley and the Westside.  Many employees and residents at the USC Health Science Campus on Mission Road find the Monterey Hills community an ideal location. I have sold units to students and/or their parents who believe this is a wise short and sometimes a long term investment. If you are not ready to buy, Monterey Hills offers some lease opportunities as well. The Monterey Hills community's first properties opened in 1979 with Bradley Court the community's newest development constructed in 2000. Most of...

New to the Silver Lake market is the Allyn Morris Design Studio and  residence at 2390 Silver Ridge Avenue in Silver Lake, California Mid Century Modern architect, Allyn E Morris (1922-2009) built this unique Silver Lake Architectural of brick, steel and glass at 2390 Silver Ridge Avenue as his own personal residence and studio. The black and white photo from the 50′s shows the home as it still looks today (without the collector car under the carport!) The cantilevered space  is compact at just 1026sf but feels larger due to its height and the walls of glass that open to expansive views. The Allyn Morris Studio has a two story living room, dining and kitchen area with the master bedroom on a mezzanine. There are bright red accents throughout the house not only in the steel framing and a...

With hundreds of HomePath (HP) properties available here in Los Angeles & Ventura counties and dozens more coming up soon, I get numerous calls/emails asking me about the HP loan program as well as the HP properties.    For starters, HP properties are Fannie Mae foreclosures; these are properties that were foreclosed by a lender where Fannie Mae was the investor. Because Fannie Mae holds these loans, they can revise their own conventional guidelines. As a result, there are some great benefits to purchasing one of these properties.  One of the best benefits is that HP only requires 3% down payment, which basically allows Fannie Mae to compete with FHA loan products. The HP down payment can also be from either the borrower's own funds or a gift from a relative.  The HP loan program als...

After completing a recent 31 day challenge to post a daily article on Active Rain I paused to wonder if all the recent contests, with points as a reward, are causing me to focus too much on points.  My goal from day one was to blog for business (and that's paying dividends), but after scouring the AR site on the hunt for yet another contest, I looked at the woman in the mirror and asked, "Are you becoming a point junkie?"   I rolled past 600,000 points in complete silence in an effort to revert to my original focus--the body of work I've created of nearly 1600 real estate articles. The catalyst for my re-birth was a call I received from a stranger.  She said, and I paraphrase here, "You're doing some great things with your blog and website.  It's very authentic."    She went on to say s...

At 5:15 this morning I booted up my computer to find several emails from far away clients.  That's the very cool thing about becoming an international agent--while I'm sleeping I'm still working, or at least my blogs and emails are out there in the world doing their global duty.  Yes, I work in "The Rain" both day and night. The first email I opened was from Cape Town, South Africa.  A job relocation will soon bring this client to Los Angeles.  We've been corresponding since he found my Active Rain blog a few months ago.  Next, I moved on to an email from Moscow (yes, as in Russia).  Again we met in "The Rain" and he will be opening a division of his company in Los Angeles later this year.  I regularly preview property for him and send him photos and written analysis on properties of in...

Century City Condominium Market Report for May 2011 As most of my regular readers know I am a firm believer that you have to look at a Real Estate Market Report not just as a snap shot of the previous months activities, but rather as what the Trend is. If we observe and monitor the trend, than we can make educated predictions of activity for the near future of the Real Estate activity in a particular pocket. Unfortunately there are events that are beyond our control that will impact the local Real Estate activity. Last month there was a slowdown of the growth in the US Economy. A large part can be attributed to the earthquake in Japan, which created a shortage of parts and had a global as well as a local impact. Then there was a huge rise in the oil prices, which caused consumers to cut...
