if starting over: It’s all downhill from here, right? - 02/23/10 02:20 AM
Winning Teams
Historically I have always been stronger in the second half of any challenge whether it was business, academic or athletic.  I am happy to be in the second half of this starting over program.  Learning new systems is not smooth and easy; you are stretching yourself to take on new skills.  Working in this system of real estate I am being taught not to put any emotion into the result, but it is difficult to be focused on doing your best and not putting any emotion into it.  I guess it is true that the more you have going … (2 comments)

if starting over: “Old School” techniques; “New School” technology - 02/20/10 04:24 AM
There was a lot of response to my blog about the new technologies killing the old school agents.  This is true, in part, but only in part.  The agent who feels they are too old to learn, or feel that they have been successful for years just employing “old school” skills to their job to spend any time learning and developing some of the new school technologies will be dinosaurs in a very short period of time.  It won’t be a long good-bye, it will be a long walk off a short pier, if you catch my drift.  That is a … (5 comments)

if starting over: Moving through Adversity - 02/19/10 02:27 AM
Life isn’t particularly easy these days, but the real estate game is even harder.  I have been talking to a lot of long time agents about the business hoping to understand some secrets and methods.  What I am finding is that there is bitterness that techniques that were so successful for them for years now don’t deliver their magic.  While working through the Sanford book, If I Could Start Over Again I am learning techniques that made Walter independently wealthy from his early career on.  As I speak to new agents and agents who have bought into the Internet lead creation … (2 comments)

if starting over: Technology is killing “old school” Realtors - 02/18/10 04:57 AM
What every homeowner wants is professional help they can’t provide for themselves. A well-trained real estate professional these days must be Internet savvy.  All the looking starts on the web.  There are amazing and free tools out there providing information for the consumer.  Any agent that ignores these tools will perish.  It is that simple. You may know an agent who has lived in your town forever, knows every single house, has been to every community meeting, but if this professional isn’t learning the tools of the web to buy and sell houses then you are better served with one who … (4 comments)

if starting over: Day 40 of 90_If Starting Over, Read ahead for answers. - 02/15/10 01:18 AM
Are your goals in line with your expectations or is their disconnect?  The system I am working tells me I am half way through this process by their count--beginning of the third week of the second month.  My count has me at 40 actual days.  I was told last week by a compliance officer at a lending source to expect closings to take at least 45 days.  If this in the case I have a big week ahead of me trying to nail down my first solo listing that is motivated and realistic so that I can have my first solo … (2 comments)

if starting over: Day 39 of 90_If Starting Over. Johnny Appleseed - 02/14/10 04:08 AM

While walking my farm neighborhood In Lake Highlands yesterday I couldn’t escape the Johnny Appleseed feeling about it. I wasn’t putting these introductory postcards in people’s mail boxes and doors with the expectation that I would get a listing that day. I knew I was planting seeds. I knew that what I could expect is my phone to ring on Sunday or Monday. I knew I could find their numbers and begin to call them for my second touch and the beginning of a long and profitable relationship with these neighbors. I did speak with three owners who just happened … (2 comments)

if starting over: Day 38 of 90-If Starting Over, Let the games begin... - 02/13/10 01:54 AM
Oh boy, I have my introductory postcards in hand and ready to print.  That means I can begin to build my presence in my farm area today.  In this business there are so many things you can’t control.  We have no control of our client’s finances, or how a lender may respond to the story.  We have no control over if a prospect calls us, returns our call, or even gives us a phone number to call.  We can’t control the inventory coming on the market unless we have it under agreement, and the list goes on. How about the appraisals … (4 comments)

if starting over: Day 37 of 90, If Starting Over, Bloom's off. - 02/12/10 01:24 AM
The bloom is off by now on this 90 day process.  The excitement of stating a new regime and establishing and keeping daily activites that will build a sustainable career is giving way to the realization that the approach is not as easy as just reading a book and doing what it says.  Systems like this, coaching on a daily basis, help to remind you of what you are supposed to be doing, they do not do it for you.  Knowing what to do is not the doing of the exercise.  The rubber meets the road in the doing, not the … (3 comments)
