Newspapers and the electronic media continue to spew inaccurate, or misleading information about the state of the housing market and this perpetuates the fear in the public.  We, as real estate professionals, need to be the voice of reason.  Make it point to reach out to your clients and prospects providing them a fuller and less biased view of the real estate market.  There are still foreclosures and there will be more to come, this is true but the true facts here in Massachusetts as in other areas of the country is that prices have stabilized and in some cases moved … (7 comments)

The Massachusetts Board of Real Estate Appraisers (MBREA) is a 77 year old organization serving the needs of professional appraisers in Massachusetts.  Education, answers to difficult valuation questions, connection to other professionals are just a part of what this organization provides its membership each and every day.  The MBREA is lead by Steve Sousa and a board of appraisers that are elected new every year.  This practice allows the organization to continually grow with new ideas and better programs.

The ability to understand leading trends in home sales is based on the statistics of homes actively on the market and the ones sold.  The banks use the trailing three months models because the market has been somewhat sketchy the last year or so with the mortgage backed securities melt down caused by the banks.

The Word Press theme for this website was changed a couple of weeks ago and is moving towards another change to begin the new year.  All last year I used Studio Agent with some color and design adjustments I paid for.  A couple of weeks ago I uploaded some updates and went to the Twenty Ten platform.  Later this week I will move to the premium theme Genesis architecture with some skin I have not picked out yet.  The changes are so that I can better distribute my daily blogs, videos and pictures and have all the sites work together.  Building … (6 comments)

Unexpected snow days are a joy now as they were when I missed school, or work as a teen.  There is a sense of freedom about the unexpected day off.  Everyone shares the same joy/misery.  I feel far more joy than misery.  It is nice to mix it up and have to do things that are not in my regular routines.  Like shovel a foot of snow from a long driveway and walkways.  A new State Law here in Massachusetts mandates that if someone falls on your property from lack of snow removal you are liable.  Geez, we need the government … (8 comments)

We got snowed in a bit today with over a foot of the white stuff.  It was heavy and did cause some outages throughout the state.  Since this was the first big snow storm like this in a while it draws out comparisons to all other snow storms.  Inevitably it goes back to the Storm of '78.  I didn't arrive in Boston until 1980, in '78 I was in San Francisco with an earthquake, well tremors.  I wasn't in San Francisco when the earthquake canceled the World Series and took out part of the Bay Bridge.  I was in Boston … (2 comments)

Pre-visualization is a powerful skill that helps people with a solid dream and plan to get there.  Saying you are something that you are not and making all your efforts to convince people of that fact rather than do any of the work to get there, is a waste of your time and the people you are trying to convince.  Actions talk, and BS walks is the only path to success.  The BS way falls into "you can fool some of the people some of the time..."  Pay attention to what you are thinking and doing and you can make progress.  … (4 comments)

No one runs at full speed all the time.  The very fact we call it full speed is because it is in contrast to other speeds you may be running.  Everyone has both good and bad days, again there is contrast which tells us so.  I have always been a big believer in constant and never ending improvement (CANI-for those in the know), but when I think of that it occurs to me if you live your life that way that you might achieve perfection at some point.  I am not sure perfection is the goal, but doing well every day … (4 comments)

Real Estate, they are not making anymore and to me this means it is knowable.  I can know the land, the houses, the community and the people who live there.  I like knowing  because I am paid for my knowledge and not just information. Well they did it again, another front page article about the devastation of the the real estate industry by the Boston Globe.  As they fight to keep their doors open they continue to look for the Rupert Murdoch type story.  In this one they found a couple who are making combined over a six figure income in their jobs and they want to stay renting.  They are quoted as saying about the economy, “It seems like an unsteady time.  The housing market’s a mess.”  The headline for this clunker is Rentals soar as more people steer clear of home-ownership.

I don’t always do what I know, and sometimes I know what I am not doing, but that doesn’t stop me.  Or should it?  Massachusetts land and housing laws go back for hundreds of years and that is comforting to me. There is a real sense of place and ownership about land and homes that is very American to me.  I do believe home ownership is a privilege open to everyone who is qualified.  Right now those qualifications are very stringent.  That is another story.
