your myrtle beach real estate connection: Confessions of an REO Agent... - 07/01/09 02:10 AM

Property values are all over the place.   Appraisers are tip-toeing around, not sure what to do about values in today's market.  Most of the time, they just appraise the property at the sales price, thus not rocking the boat.  Oceanfront condos that were selling for $330K, are now selling for $110K.  Yes, that's right:  they are selling for a 66% discount off the 2005 price!!!  Sure they are bank owned, but then again, what isn't these days?  Most of my business is now foreclosure based (about 75% of it).   Bank Owned properties are relatively easy to deal with.  There is … (14 comments)

your myrtle beach real estate connection: You Can Build or Destroy with Them; The Choice is Yours... - 05/26/09 02:18 PM
"Here is to my Bright, Tough, Relentless, Over-Achieving sister!"  This was the last line in a Birthday card my sister sent me recently.   How accurate are the messages we get from the people who know and love us?  How do their words impact us?   A long time ago I had a friend who kept telling her two kids how terrible they were.  I repeatedly asked her to stop spewing her vitriolic opinions, but it was all in vain.  She continued to address her kids with statements such as:  "you are an idiot just like your father"; "you can't do anything right", … (19 comments)

your myrtle beach real estate connection: Thomas Jefferson's Monticello - 05/21/09 09:53 AM
Hungry for another vacation after working seven days a week for a few months, I've been perusing pictures from previous vacations, as a means to stall the imminent "burn-out"...    Last year I visited Thomas Jefferson's Monticello in Charlottesville, VA.  It was on my list of places to visit during this Lifetime.  I was not disappointed.    Monticello gave me a much better understanding of Thomas Jefferson, the man.   Here are two videos on the subject; one professionally done, the other, of my own visit there last summer.  Enjoy!   Mirela Monte, Your Myrtle Beach Real Estate Connection           Join The … (8 comments)

your myrtle beach real estate connection: Avoid Foreclosure - Many Options Await You: - 05/21/09 04:42 AM
Even when it's bad, you still have options.  Here is a good starting point, well written by Janice Petteway.

Let's clear up a misperception.  As we encourage troubled homeowners to "avoid foreclosure," we are not assuming that everyone will be able to keep their home.  Some people got in far too deep and bought homes far beyond what a person in their income bracket could really afford.  When ARMs adjusted or property values plummeted, these people and many others whose homes were more modest find themselves in need … (0 comments)

your myrtle beach real estate connection: Lease To Own Agreements: Are They Dangerous? - 05/15/09 02:26 PM
With the Banks' tightening of the money, there has been a resurgence of Lease to Own Agreements lately.  Although these deals are popular with both Buyers and Sellers, they are not to be taken lightly.   Here's why these instruments are potentially dangerous:     Danger for the Seller:  If the Buyers stop making payments under a Lease to Own Agreement, the Seller can not evict them.  Instead, the Seller has to institute foreclosure action, which can take many months.  In essence, the Owner could potentially have tenants who don't pay rent for a very long time (foreclosure action may take … (13 comments)

your myrtle beach real estate connection: For Up To The Minute News, It's Twitter, Not CNN that Delivers the Goods! - 05/03/09 01:15 PM
When the Myrtle Beach fires swept through our area, it was not the news I went to for up to the minute information.  No!   Instead, it was Twitter where I discovered which roads were closed and which ones had just opened.   (Thank you wmbfnews and fellow Twitterers!) The first reports of the terrorist attacks in Mumbai were not made by CNN or Associated Press, but by regular folks who were in the area and Tweeted about it.  Here is another example:  "Before CCTV, CNN, and others mainstream media roll into action, people on Twitter immediately started capturing news and information about a fire … (10 comments)

your myrtle beach real estate connection: Do You Qualify for a Short Sale? - 05/02/09 01:21 PM
This is timely information.  Agents and Clients are frustrated with these short sales, which sometimes take several months to unravel.
Mirela Monte, Your Myrtle Beach Real Estate Connection
The original concept of a short sale is when a home sells for less than the mortgage(s) on it and the homeowner does not sign a promissory note or bring money to closing due to various hardships. Many homeowners in Orange Park and Fleming Island have not one, but two or three mortgages, including a home equity line of credit.  You may be considering a short sale, but the question is - Do … (2 comments)

your myrtle beach real estate connection: What's All The Fuss About This Twitter Thing? - 05/02/09 01:02 PM
Sure, you're computer literate:  you use e-mail, you have a website, you blog and you even have a Facebook account.  You keep hearing about this silly Twitter thing and you have no idea what all the fuss is about.    You may have created a Twitter account, yet you just can't understand what to do with it.  First things first:  before you can experience the power of Twitter, you have to start "following" people; otherwise all you'll be looking at is a pretty and blank Twitter profile page.   How do you find people to follow?  You can use the … (21 comments)

your myrtle beach real estate connection: Myrtle Beach Fires - My Video Account - 04/23/09 05:13 PM
We woke up in the morning with the smell of smoke inside our home.  We immediately closed the windows.   It became evident that we were now National News.    I first noticed the fire as we exited my Grandmother's Funeral Home, right after her incineration started on Wednesday at around noon.   Five hours later when I came back to pick up her ashes, the fire had spread and it took on a life of its own.  The first video reflects that.

I left the house at 8am this morning, headed to Surfside/Garden City Beach, located about 40 minutes … (23 comments)

your myrtle beach real estate connection: Real Estate is Not For Sissies - 04/14/09 04:49 AM

I have a good problem:  I have too many listings that I've just sold and too many Buyer clients that are buying.   In the midst of one of the busiest seasons I've ever had, my long time assistant quit and so did my property manager (they were married and they went on their merry way together).   I have several agents and most of them are out:  one had back surgery, the other had a death in the family, and yet another is having health problems.     I have not been able to work out in days, … (25 comments)
