"On November 24-26, 2010 the historic gold rush town of Dahlonega, GA will host the 75- foot official Capitol Christmas Tree as it makes its way from the Teton National Forest to the White House. Much like the Olympic Torch run, but instead resting on a giant flatbed and accompanied by a caravan of 12 vehicles, including two semi-trucks and Federal escorts, it will take stops along the way for festivities. This Sunday we had our free concert on the Green in Big Canoe. We had the Army Jazz Band. They were great we all brought food and drink for the fun. unfortunately it started to pour about midway through. So even if you live in a paradise like Big Canoe mother nature sometimes trumps all.

North Georgia has a growing Wine industry. Yesterday we went to 3 Sisters Vineyards. This is near Dalonega  and just a stones throw from Big Canoe and Jasper. When you see these photos remember you are in the North Georgia Mountains not Northern California

It is late summer in North Georgia. This year we have had great weather and rain. So everything is green still.
 

Can you see yourself standing here in the clear air.  It was so quiet and beautiful. This is one of the many wineries that have started in our mountains.

There was not going to be a working with boomers 2 except for a headline I saw in business week. The headline read Boomers Nest Egg Shrinking.
So the question is should you dump working with boomers? The anser is no. My blog gives some great strategies for working with boomers. But if the nest egg shrinking is the case now more then ever there are some things you should focus on.

This pretty log cabin is set in the woods near Jasper. It is the real deal. It is over 100 years old. Around it are all Rhodies and Mountain Laurel. Next to it is a small spring fed pool. You can see the water bubbling up out of the spring. Many of these cabins are saved in the mountains. When you hike trails you are often rewarded with this site and maybe a bench or 2 to sit on. Nothing fancy or electronic. Just quiet contemplation.

Right now the second home market in the North Georgia Mountains is a buyers market. Sales are generally below last year. Overall about 15 percent down. However prices are still relatively stable although trending lower. The big dip is in the second home market.
There are 2 trains running down the real estate track here. One is the first time buyer market. That market is brisk. Prices are good. Interest rates are good. Inventory is good.Homes are seeing multiple offers and good homes are moving well.

As we age many of us are looking for that home that has a master on the main. Many baby boomers are looking for mountain property. So Masters on the main are a big plus. But what about your friends?

What ? Did you just say buyers aren't the problem? That's right. The problem is the folks doing the short sales and the foreclosures. They are backed up, behind, and generally unable to do a good job servicing clients. So lately we have clients who are buying walking away in disgust. So their buyers agent (Me, or folks I work with) get the blame. The deal is lost we lose money and the clients. If you are coming from a city or a flat area and want to buy in the mountains here are some things to remember
If you say you want a view then you probably are going to have to climb up a mountain. Now you do this in your car but folks often get scared of the climb.
Views come with being out in the woods. You will not be able to walk to the store. You could have neighbors but probably will not see the, So finding nature sometimes is not what you are after.

Many of my posts have featured flowers ,bears and other wild life. The North Georgia Mountains provide a varied and rich set of features.
Going on right now n Big Canoe is a high end art show. There is glass from all over the world. It is beautiful. So take some time from hiking boating and swimming and see the show. In addition last week the Reinhardt symphony  played at a great outdoor free concert. It was on Beautiful lake Sconti.

About a week ago I posted photos of the all marble Tate house. There are many scenes in the mountains:
Grizzles country store and many like it are fixtures in our mountains. usually they open about now and carry fresh produce and ice tea. So you may be  headed to Amicoloa Falls , about 2 miles west of Grizzles, and one of the the longest falls East of the Mississippi. It has been raining a lot in the South lately. But out of the mist and clouds there are some bright spots. This picture is a fully opened Mountain Laurel in the mist
You can see the mist around this picture. The Laurel stands out almost as if it had a light on it. (It doesn't) Remember growing up and waiting for summer corn or Jersey Beef steak tomatoes, or cherries? This is all pre globalization. Well Mountain Laurel here bloom every year. As promised I have been keeping an eye on a couple of stands of Mountain Laurel. These evergreen plants are beautiful. They are long lived. The branches even form great shapes. They are poisonous to Deer so they do not get chomped down to the ground. Most of all they grow wild and just present you with a breath taking display. The display can last even 2 weeks. Buyers often use Realtors for the home, but do not ask them about a loan. Now Realtors are not loan experts for the most part. But a good Realtor will know about products available. Case in point was a blog I posted about a buyer losing 22,000 on a deal due to bad decisions.
I often recommend Mortgage brokers as they shop loans. However if you are using Georgia DCA you cannot use a Mortgage broker unless in rare cases that company is going to hold the paper. So a mortgage broker may offer you a number of options but not … (4 comments)

One of the things that I enjoy in the spring in the mountains is hiking through the woods. Some times on cut trails, sometimes along stream banks, some time just through open fields. Spring is a great time to hike. The weather really hasn't heated up yet and there are mountain surprises. Walking around a bend to discover rhododendrons in bloom is ia great surprise. It was a sad day yesterday when I saw that Chrysler went Chapter 11. I remember the first time When MR. Iaccoca went to DC got a loan and turned the company around. That was a great moment and a great partnership between Government and Business. Yesterday was just a sad event.
In the end the saddest part may have been the Hedge funds that would not come to agreement over a settlement to keep Chrysler a float. The President looked genuinely pissed off. In the end I think the hedge fund managers greed and short sightedness will prove this victory … (3 comments)
