patio homes: Montgomery Ohio Low Maintenance Living Update May 2019 - 05/20/19 05:10 PM

If you're looking for low maintenance living in the Montgomery Ohio area and want to build new, you're in luck...Robert Lucke Homes that is!  Last fall they announced plans for The Villas of Montgomery, and they've been making good progress on this small community!  Robert Lucke Homes bought a group of older small ranch homes and cleared the property just  a bit south of Bethesda North Hospital to make way for 12 attached ranch condos (or villas depending on your naming preference!).
2 of the 12 have already been sold and the foundation poured on the first pair of villas.

patio homes: Differences Between Cincinnati's 55+ Community And Other Patio Homes - 04/13/19 05:15 PM
Cincinnati's ONLY true 55+ community is Heritage At Miami Bluffs.  While there are plenty of patio home communities and other low maintenance living options in Cincinnati, what makes Heritage At Miami Bluffs unique?

The primary difference is Heritage At Miami Bluff's meets federal requirements to be designated a 55+ community.  In a nutshell, it's mandatory that a significant majority of residents must be 55 or over in age.  The community also has time restrictions on how long underage visitors can stay in the community.  This is one case in housing where it's approved to discriminate based on age.
While other Cincinnati patio … (1 comments)

There are quite a few Cincinnati patio home communities, but there are some that we just keep coming back to!

And foremost among those communities is Cincinnati's ONLY 55+ community, Heritage at Miami Bluffs.  Heritage at Miami Bluffs offers a unique community and offers far and away the best overall social activities of any patio home community in Cincinnati.
A community center of over 9,000 square feet offers a full time social director, a gym, a pool, a large ballroom/dining area, a library, a theater and bocce courts.
So when patio home buyers are searching for that just right combination of patio home and … (1 comments)

patio homes: Sometimes The Expert ISN'T An Expert - 04/03/19 05:00 PM

I watch the Greater Cincinnati patio home market closely, with trackers on every patio home community so I know what's for sale and where.  I follow builders and look for announcements that include plans for new construction patio homes.  I work from south Dayton all the way down to northern Kentucky so I can take my patio home buyers to THE best place for them to call home.
And part of staying current is periodic web searches for Cincinnati patio home terms.  It's always good to know if somehow I've missed a key piece of information that would benefit my clients.
And when … (4 comments)

patio homes: Where Is The Best Cincinnati Patio Home Community? - 03/31/19 04:45 PM

So you want a Cincinnati patio home?  And you'd like to know where THE best Cincinnati patio home community is?
Well for starters, you're not going to find patio homes within the Cincinnati city limits.  Patio homes are a fairly new approach to low maintenance living, so while Cincinnati has condos, there's not an actual patio home community in Cincinnati.
But Greater Cincinnati is home to PLENTY of patio home communities, we just have to head to the suburbs.  Northern Kentucky has it's fair share, and on the Cincinnati side of the river you can pick between East Side or West Side … (0 comments)

patio homes: Local Expertise Matters - 03/30/19 04:00 PM

Lebanon Ohio has a great downtown to spend an afternoon.  Central is The Golden Lamb.  An inn that's been open since 1803 and lots of famous guests.  Presidents, authors and other dignitaries have stopped by for a place to sleep or a great meal.  And as neighbors there are plenty of boutique shops and places to eat.
So when I needed to find some postcards, downtown Lebanon is where I headed.  The most logical place would have been The Golden Lamb's gift shop, but the gift shop is closed for a few months while the attached Black Horse Tavern is expanded to … (2 comments)

patio homes: When Should I Start Looking For A Cincinnati Patio Home? - 03/29/19 04:29 PM

You're smart.  You KNOW that you're going to downsize in the somewhat near future.  It may still be a couple of years out, but you're gathering information about patio home communities near where you want to live.
But you have questions, just as most home buyers do.
Among them is "How soon should I start looking?".
And that's a pretty important question, but there are a couple of things you need to do prior to starting to visit patio homes.
First, make sure you have your financial ducks in a row.  Because patio homes are often scarce on the market, it's critical to know what … (1 comments)

patio homes: Move-In Ready Cincinnati Patio Homes By Drees March 2019 - 03/27/19 07:01 PM

The flowers are blooming in Greater Cincinnati and this time of year is great for the builders!  They can really press the accelerator pedal and get homes finished up!  And that holds true for Drees Homes just like other new construction patio homes in our market!
Drees is one of the top Cincinnati patio home builders and we've regularly had buyers choose Drees to provide a great community and build them their dream home!
But let's say you don't want to wait 5-7 months to build a patio home from scratch, are there other options?  Yes there are!  Drees offers move-in ready patio … (1 comments)

patio homes: Deerfield Township Patio Homes Proposed March 2019 - 03/22/19 01:11 PM

AFFORDABLE NEW CONSTRUCTION PATIO HOMES in Deerfield Township?  For most of our buyers those words are a combination we haven't been able to offer in the Mason/Deerfield Township area.
Affordable?  We can find some older, plainer resale patio homes, but they won't be new construction.
New construction patio homes?  We can find those too, but they've typically priced well over $400,000, and for many of our buyers that's just a bit too rich for their budgets.
Pending a zoning change approval by Deerfield Township, we may finally be able to offer "affordable" and "new construction patio homes" combined!  If all goes as expected, Fischer … (0 comments)

patio homes: Pros and Cons of Cincinnati New Construction Patio Homes - 02/25/19 05:34 PM

You're ready to downsize.  A Cincinnati patio home sounds REALLY appealing!  Let someone else sweat during the summer cutting that grass!  Let someone else freeze when there's snow on the ground!  And if you love to travel?  Lock the door and let the journey begin!
But FIRST we have to find you the right patio home and one of your biggest choices is whether to build a new construction patio home or to buy a resale patio home in the Greater Cincinnati area.  It's an important decision and we're here to help you make that decision.
Pros for a new construction patio home:

patio homes: Move In Ready Cincinnati Patio Homes By Fischer February 2019 - 02/23/19 04:47 PM

We found our first flower blooms of the year so we know Spring is coming!  And with Spring there's an expected acceleration of the real estate market.  Fischer Homes is already seeing that pickup with a reduction in available move-in ready patio homes in Greater Cincinnati.  This time last month there were 7 available and that number has shrunk to 5.
Fischer Homes remains one of the largest builders of Cincinnati patio homes, with first floor plans maxing out at about 2000 sq ft and then more can be added with a finished lower level or loft area depending on the … (0 comments)

patio homes: Cincinnati Patio Homes: Owner & HOA Responsibilities - 02/21/19 04:01 PM

Cincinnati patio home buyers typically are downsizing or rightsizing their home.  In the case of the lawn they're looking for a LOT less hands on approach.  Let someone else cut the grass when it's 90 degrees and THAT'S RIDICULOUS HUMIDITY!
So buying a patio home puts the grass cutting responsibility on the HOA association.
But what else is the responsibility of the HOA?
The HOA will have responsibility for the common spaces (community entrance, pool, clubhouse, medians, etc.)
Depending on the community, mulching MAY be covered by the HOA.
The owner has responsibility for utilities (water, electric, gas, etc.).
Will the HOA remove snow off the driveway?  … (1 comments)

patio homes: Should I Buy A Patio Home With Or Without A Basement? - 02/11/19 03:17 PM

Most Cincinnati patio home buyers are looking for a few key things in their next home:
Floor plan
Location
Price

Now there are obviously other factors that influence their decision process.
Taxes
HOA fees
Community amenities
View

And obviously there are other factors to consider too.
One of the key questions to answer?  Basement or no basement?
MOST patio home buyers do consider how their life will be impacted by today's buying choices.
And what is often an issue as we get older?  Knees.  The ability to easily negotiate flights of stairs can become an issue, one of the main reasons most patio home builders have a HEAVY emphasis on single level living.
So … (0 comments)

patio homes: Do School Districts Matter For Cincinnati Patio Homes? - 02/10/19 01:53 PM

When you're shopping for a Cincinnati home you'll find that school districts can have a HUGE impact on home values.  Cross a street from a highly desired school district to one not so in demand and you'll see house values change dramatically for a similar house.  So it's not unusual to hear buyers with kids say "I need X school district" and they'll adjust their expectations or budget to fit that community.
But the same doesn't hold true for most patio homes.
Why?
Because the buying population for Cincinnati patio homes is different.
Most patio home buyers are long past having kids in school, so … (0 comments)

patio homes: Cincinnati Patio Homes Legacy At Elliott Farm - 02/03/19 04:31 PM

Welcome to another Greater Cincinnati patio home community!  Located in Deerfield Township with a Loveland mailing address, Legacy at Elliott Farm is a Drees Homes community.  Legacy at Elliott Farm is the patio home section of the overall Elliott Farm community.  Patio homes are limited to two streets in the community and Drees Homes has passed the halfway point since starting construction in late 2016.

Your HOA fee for the patio home section covers lawncare, so no mowing the grass or shoveling snow (as long as it is 2" or more!).  Also included in your HOA fee is … (2 comments)

patio homes: Lexington Run Patio Home Under Contract! - 01/30/19 05:59 PM
Once again we have helped a Cincinnati patio home buyer find the right match!  As of Monday morning, a Batavia Township patio home in the Twin Spires at Lexington Run community is under contract!
Our out of state buyer first contacted us late last year and we reviewed her needs and budget and targeted a few communities as potential fits.  We toured those communities with her family during some visits but held off making a commitment until she finished relocating to the area.  Once back in town a couple of afternoons checking out the available inventory and a 2nd look on the … (2 comments)

patio homes: What's Your Patio Home Buying Budget? - 01/28/19 06:52 PM

One of the first questions I'll ask as a real estate agent when you call is "What's your COMFORTABLE price for your patio home?".
I'm not trying to be nosy, but price is a key criteria in determining what I can and can't do for you.
Some things just can't be done.
You want a luxury patio home in Mason for under $250,000?  I can't get you what you want.  I can get you a VERY nice patio home for $250,000, but we're going to have to shift some miles outside of Mason's city limits.
And you might think that if you tell me … (4 comments)
