Preparing Your Home for Sale-Boca Raton-What to Do First!

Before you place that “For Sale” sign in your front yard, here are some Home Staging Tipsshopping for a house to help you prepare your home for sale in Boca Raton.   Here’s what you need to do first!

STOP  thinking of your home.... the place where you watched your children grow up...... where you learned how to decorate a palm tree for the holidays.... as your home.  
 

START thinking of it as a house... a product that you with the guidance of your Realtor and Home Stager are going to market.  


You’re not alone... we all have a problem thinking of our home as walls and space, paint and flooring.  But that’s how your Buyers will see it.  

You want them to see the possibilities of your space; see themselves living their lives in this space.....not your space.  


First Step- View your house as Buyers would.  More than 85% of today’s Buyers begin their search on the Internet.... that translates to your MLS photos and those on your Realtors website.  

Start by taking photos of your house.... the exterior; front entry; take a shot right at the front door as if you were just walking into your house.


Take a photo of each room at the doorway, and don’t forget your backyard or patio area.  
 

Now upload these to your computer and take a look!
 

Would you want to schedule a viewing of your house? Viewing a house through a camera lens gives it a new and

enlightening look!


Step Two- This is where you need to put on your thick skin and realize it’s all with the goal of preparing your house for sale.

Ask a good friend (or even a not-so-good friend), neighbor, relative occupied home-before and bribe them with cookies, dinner, cake or whatever to give you an honest opinion about your house and how it would appear to them if they were buying a house.
 

 

Remind them why you are asking them this and that it may be the only occasion when they’ll have the opportunity to tell you how much they can’t stand the “windmill in your dining room” or the leopard wall you painted in the entry.
 

Do they feel you have so much furniture in your house that you can’t “see” the room?  
 

Do they think that the house is clean and neat but looks dated?
 

Remember...thick skin and be objective.

All terrific advice. So many sellers cling to the emotional side of the home. I always recommend that they remove personal photo's, for example, so the buyers don't feel like they're intruding on the sellers' space, but rather try to visualize themselves in it.

Getting sellers to make the transition from "home" to "house" can sometimes be a hard thing to do.  Just have to get them to realize that they have to let things go, and literally: move on. :)

I'd love to see the before/after photo of the one you used in this well-written article.  The lop-sided candles, the room being taken up with the backs of chairs and the windmill.  A lovely formal dining room, where are you?  ;-)

Richie- thisis why I've always let my husband do the negotiating when we bought a house. 

Silvia- very smart!  I begin calling it a "House" rather than their home too.

Scott- I'm in agreement with you.  I remember when a seller finally said "what do I care...I'm won't be living here."!  Exactly... and it was then she agreed to paint the pepto bismal walls.

Jeffrey- thanks.  If you can get your seller to see their home through the camera's eyes, it will go a long way in getting them to make some changes.

Mark- that's the way to do it.  

Catherine- I agree.... hold your horses... let's get it ready first. 

Olga- it's especially hard when the seller has done the painting themselves.  I had that happen when the seller had done a lot of the faux painting.

Kristine- once we can get them to see it as such, it's much easier to get them to make some necessary preparations. 

Beth- how many times have you been in a house where the seller refuses to remove something or make a change that really isn't that hard or expensive but it's still part of the "home" they see. 

Jon- with some, you just have to keep reminding them of their goals...sell their house and move on. 

Adam- absolutely.  I've moved so many times, I really do know what they're going through.

Carla- this room was actually an Interior Redesign I did.  Both the client's children had taken me aside to let me know they really didn't want any of the things their mother had all over the house and could I try to talk her into editing what she had.  I'll have to see if I can put together a B&A!

Janice- we're all just human and it's hard to view your home as a commodity.

Barbara-Jo- The best thing a Realtor and Stager can do is let the sellers see their rooms through the camera. 

Lynn- Thank you.  If you can cross that first step, then the seller should be much more willing to make some of the suggested changes. 

Sharon- thank you!  I've had a hard time reaching the suggest button in time as well.  Guess I have to get up earlier.

Kathy,  I think that "detaching" from the home is one of the most difficult things for a seller to do.  There needs to be a true "letting go" of their home and embracing the sale unattached.  Congrats on the Feature!

The pictures on the MLS make or break a listing.  Elegantly staged or vacant photos show much better than cluttered or even simply lived in photos.
