By now, we all know that FHA certainly needs to address risk and strengthen their finances.  We would be remiss to forget about all the defaults that are simultaneously occurring as you, the seasoned professional, are out there getting your qualified and responsible borrowers into new FHA loans. Rental Property Cash Flow Wizards meetup. Atlanta, GA A group of alternative housing property owners got together recently at a local area pub to discuss a range of common issues. They were anxious to re-confirm a collaborative coalition rather than a competitive one. There is such a need for this type of work and everyone brought important questions and answers to the get together. Agents Must Avoid Becoming Emotionally Involved in the Deal. I think one of the least talked about things in real estate, yet it’s probably one of the more common occurrences are agents that become emotionally involved in the deal.  In their own zeal to assist the buyer or sellers - the agent starts to act as if the property or equity is their own.  It isn't! If an offer is made on a property that is not full price, all too often the listing agents go postal. On the other hand, buyer’s agents often insult the listing agents and the listed home in a foolish attempt to get the deal on their client’s terms.  My own thoughts are if the home is that bad, why did you write an offer on it?  That is not a good way to negotiate, and actions like these will be perceived as unprofessional and host...

How to Live Intown In Atlanta Without Paying Top Dollar??? I'm often approached by buyers who want "screaming good deals" within the Atlanta "intown" limits. My first question to them is "How would you know a good deal if you saw one?" Because whether you realize it or not, we ALL have a different idea for what a good deal would be. Negotiating the Purchase Offer: Price Does Matter The offer came in.  You are jumping up and down celebrating the sale of your home.  The first thing you look for in all the legal mumbo jumbo is the line that specifies the offer price.  You find the line with the price.  The offer is...............low.  Real low.  Lower than any sales price you ever considered for your home. How could they offer such a pitiful price! That is a lowball offer!  They are bottom fishing! That is an insulting offer. We paid more than that when we bought the house ten years ago. Another In-Town Atlanta home, home staged by Peachtree Home Staging SOLD! This new construction builders home was on the market for OVER A YEAR!   Yes, over one year on the market! Although I wish everyone would plan ahead and stage their home prior to listing . . . I get positively challenged by that telephone call inquiring about staging a vacant home that isn't selling.  I am so confident that Peachtree Home Staging can make a difference!
