dallas: House or Home, and at what price? - 07/12/10 02:46 AM
We have lots of tools today to market the properties we list.  With interest rates dropping to the level not seen since 1950 you can lock in long term low rates which means you spend less for your property.  With more foreclosures being released by the banks by asset managers there is more property becoming available.  This industry is a huge engine and it is poised to deliver value today that will be equity tomorrow.  This should be great, but it isn’t yet.  The banks are making it difficult for the borrower.  They are demanding credit scores considerably higher than ever … (9 comments)

dallas: Perspective Gained - 07/09/10 03:02 AM
I am back; did you miss me?  After six straight months of working seven days a week I took a week off and visited my family.   It was wonderful.  I am working this hard for my family and our future, so it was especially good to get the perspective of my wife and son first hand.  Turns out they both fully understand the work and sacrifice, but that is not enough.  With any large goal you need to assess and reassess where you are.  It is difficult to get a personal perspective in the heat of the battle and so I … (6 comments)

dallas: Short Sale Lender Panel MetroTex Event - 06/25/10 03:09 AM
Yesterday the dfwRealtor.com (Metrotex) put on a Short Sales  event with the goal to share information and learn from the panelists and they achieved their goal and more.  Attended by approximately 100 interested agents we sat and listened to an esteemed group of experienced panelists discuss the short sale process in overview and down into the details.  There was also time for the audience to have their specific questions answered.  Some of the common misconceptions and or obstacles in the way of this process is the belief that the lender can make decision on the forgiveness of the debt, or control … (0 comments)

dallas: Continuous Improvement - 06/23/10 02:42 AM
I have been talking about motivation, goals and achievement in the real estate industry the last couple of months.  I have shared ideas on blogging and what to blog about.  This activity has generated a lot of interest both publicly and personally for me with lot of questions to answer.  One Realtor® wonders how you can stay motivated, another wonders how to stay focused when you know what to do, but don’t.  Real estate is a very difficult industry right now, these are great questions and forces me to think deeper.  The lending hoops are so much more difficult to get … (4 comments)

dallas: Dallas Morning News Gets it Wrong - 06/22/10 03:03 AM
In yet another situation you look at coming from our “leaders” in Washington you again wonder if they have any clue.  There is now talk of making up part of the lost revenue due to the most recent banking crisis which has resulted in record foreclosures, bankruptcy and more recently bank profits through a take back of the home mortgage tax deduction.  Dave Michaels in the Washington Bureau of the Dallas Morning News reported on the Sunday front page that the deduction is costing Uncle Sam.  Before I get into the specifics of this article I would say unequivocally that what … (8 comments)

dallas: RISMedia Social Media Summit - 06/21/10 03:50 AM
I have been writing about the new school of real estate for a long time.  I am thrilled that RISMedia last week has a summit of the top leaders to discuss this topic.  Social media is impacting every aspect of our culture these days and it is just at the beginning.  User generated content is often more valuable than media generated content, it is certainly more interesting in many respects.  Allan Dalton, president of The Top 5 in Real Estate Network® and RISMEdia’s chief marketing officer had much to say.  One comment stuck with me, “social media isn’t a fad.  It’s … (0 comments)

dallas: Persistence pay off - 06/18/10 02:42 AM
Do you do things on a daily basis that don’t serve you or your career?  Well, most people do.  I have been guilty of harboring some habits that I hold dearly but have never provided me success.  The habit of working hard and getting near the completion and thinking “enough is enough” really never is, is it?  Knowing what to do and not doing all of it is a recipe for mediocrity and mediocrity is never very satisfying.  Persistence is a habit and a skill that can be developed if and when you choose a goal that has meaning for you.  … (3 comments)

dallas: How I won. - 06/17/10 03:25 AM
This week I had a listing presentation with some people outside my farm area who had been attracted to call by a relationship a friend of theirs had with an agent of EXIT, but not my office.  The office the recommended agent was from was geographically further than the seller believed the agent could properly market.  When the seller went looking for another agent they googled my agencies name and "real estate agents".  My name came up on the first page, she called me.  Lucky me. Shows what a daily blog will do.
Before I made my presentation I asked a … (6 comments)

dallas: Are Realtors really doomed? - 06/15/10 03:11 AM

I have read several articles now talking about how the real estate business is moving more towards the technology delivery of product and how this spells doom for the real estate agent.  Much like the auto industry the real estate industry has begun to offer its products and services through the internet for reduced fees and less human contact.  This has been a positive for the consumer who feels like they can see more of what is going on in terms of available housing when they go looking. They also can find all kinds of information about mortgages and contracts … (10 comments)

dallas: Getting Started, everyday. - 06/14/10 03:02 AM
It was Lao Tzu who said the journey of a thousand miles starts with the first step.  Ok, profound and simple, but what if your journey needed more than a first step?  It needed direction and purpose and some good walking shoes then you need a plan or a goal or a destination.  Getting started every morning in the right manner is the key to your victory over the walk through another 24 hours.  Tony Robbins proclaims his “hour of power” where you get up and exercise the first hour doing incantations (formerly known as affirmations) throughout the workout.  The process … (2 comments)

dallas: Just say no. Thank you. - 06/11/10 04:24 AM
It is not easy to turn a client away these days, but you can save your sanity and your bottom line by doing so in certain circumstances.  Real Estate agents do not rank high in the consumer’s mind in terms of trust and honesty.  Many consumers come into the process with an attitude that their agent at some point or another will scam them.  Armed with little more than hearsay and anecdotal information overheard at social gatherings the consumer feels justified in lying to you first.  They will withhold important information, they will work with more than one agent at a … (2 comments)

dallas: Summer Readers…some are not - 06/10/10 03:44 AM
Are there any great books about being a real estate agent?  Is this profession really like it is depicted in comedies and cartoons?  Are we really self-serving, conniving manipulators of the truth to get a sale?  Professionals in other industries produce writers who wrap their considerable professional knowledge around the subject of the career and produce interesting insights into their profession.  Lawyers and Doctors have left their profession to produce wonderful books where the central characters are lawyers and doctors, why are there no realtors that leave the profession to write about what it is like to be a realtor?  Is … (2 comments)

dallas: Blog Ideas continued - 06/08/10 04:42 AM

You can blog about Short Sales, the forms, the process, the length of time it takes, what it can do for a person’s credit.  Home sales in your area is always a good blog and useful to your clients and prospects.  The changing landscape of the lenders and how new systems put in place by the changing landscape  are causing issues that can slow the process down.  Nothing is as it was, nor will it ever be it seems.  This is neither bad or good, it is what it is and it is our job to hold on, understand and … (20 comments)

dallas: Some blog ideas for starters. - 06/07/10 04:06 AM
In my ongoing desire to help other agents who want to gain the power of a blog for their business I am offering this beginners list of what you can blog about.  I have found through discussions with people that their big stumbling block is in knowing what to write about each day.  You have to imagine your blog as your place to share your first story of the day.  For instance you get into the office and the first person you meet asks how your weekend was, you tell them a story.  That story could be a blog.  A blog … (0 comments)

dallas: Season Over? - 06/02/10 03:10 AM
The Maverick’s season is over, LeBron is off to play golf, and yet two teams still play on.  This is the truth about competition.  You don’t need to be the best to survive you need to have vision, a plan and get some help from your team to go to the championship level. Both of the best teams in basketball are now playing golf and not competing for the championship.  Getting to the next level in the real estate industry takes the same level of vision and commitment to succeed.  My open house stats were good, but if I didn’t follow … (4 comments)

dallas: Open House Statistics - 06/01/10 04:49 AM
This weekend I had an open house. I was wondering about what kind of traffic I might have considering the agents in my office were averaging less than 10 visitors a two day weekend for their open houses. I was not going to do a 2 day open house on a holiday weekend and so I choose Sunday for the day. On Friday I blogged about the open house on a couple of sites and loaded up an open house notification to Craig’s List. (One thing I have to say about Craig’s List, I get more action from people wanting to … (8 comments)

dallas: One Hand Clapping - 05/28/10 02:36 AM
Back in the Roosevelt era of this country when we were going through similar financial strains the President confessed he was speaking to as many economists as he could to understand what was going on with the economy so that he could make decisions about what to do.  Sound familiar?  An exasperated President back then told reports that each economist would start out explaining a particular theory in depth, but before finishing would say, “on the other hand…” and then go on to explain another theory.  What the President was looking for was a one handed economist.
Yesterday it was reported … (0 comments)

dallas: Impossible Mission, not! - 05/27/10 03:44 AM
It will be difficult to boil down 4 hours of accurate, in depth information about the Real Estate industry delivered by Tami Bonnell, President of EXIT Realty USA, yesterday here in Dallas, in a blog of 500 words or less, but let me try.  The industry is in contraction in many areas, but EXIT is growing.  Most other large Real Estate corporations are cutting back on what they deliver to their members, but EXIT has increased its delivery.  Affordable database system (you can’t beat less than $16 a month), robust marketing materials at industry low rates, live help for all your … (0 comments)

dallas: Stop, Drop and Roll - 05/26/10 03:30 AM
« What makes a great agent? All the real estate books I read and all of the pundits I have listened to all speak about the consistency of our daily actions and rituals being the key to ultimate success in our industry.  I have taken this to heart and arrive at my desk each morning with a series of rituals already on my “to do” list.  Study, Exercise, Affirmations/Incantations, Farming, Calls, Follow-up on yesterdays lists are all there with various goals attached to them for the day, sounds good, right?  Well the unfortunate aspect of this organization is that our lives … (5 comments)
