There were 127 listings in the MLSPIN, the local MLS.  With 30 listings sold in July and another 17 under agreement it is showing a bit of a buying frenzy.  Absorption rate is the amount of time it takes a house to be sold in a normal market. Houses, on average, may be taking a bit of time, but Houses Priced Right are going in the first 90 Days and sooner, actually in the first month in many cases.
