Bridget McGee 
 made a comment on one of my blog posts that hit home.  She stated she was not a 'stuff' person.
Lee and I always gave time to each other. Our gifts did not have to be on Hallmark days.
I remember getting  a Tuesday present.
Our birthdays were special but we enjoyed the entire week or month.
Notes, words  and time were the best gifts.
It did not need to be wrapped.
 
 
 
It needed to be from the heart and given with love.
Do not feel sorry that I did not get a wrapped gift on special occasions.

 This post was inspired by yet another telemarketing call promising me hundreds of referrals.
I would much rather earn my referrals rather than pay for them.
 
Don't get me wrong, I would be happy to help you, your family or your favorite client here in the Baltimore area but I am not looking for your referrals.
 
 
 Buyers and sellers come from my blogging, from my networking,  from my print media, from my past clients,  from my friends & friends of my friends  and from my radio show.  My goal is to keep my own pipeline full.

Time Is The Best Kind Of Present
 
And I get  the best kind of presents from my beautiful daughter.
This weekend has been a special one. My driver, Erica, picked me up last night to drive to Towson to experience a lovely evening. 
Music Director Tom Hall lead the chorus, orchestra and  the audience in the singing of Handel's “Messiah.”  We all enjoyed the surround-sound of this exhilarating experience. 
Erica's love of music , as a vocal coach and accompanist, was shared with me. Fun evening , Mom, daughter, music and the gift of time. 
 
 
Today was another gift of time. Together we spent the afternoon at Baltimore's Hippodrome for the production of The Nutcracker.

A few months ago I wrote  What to do with this tree?
Even asked for a few suggestions. The tree guy already had one idea before I got home..check out the chair.
This tree started as a weed when TLH used to snack on cherries on our patio.  That was a few decades ago...look at the size of that trunk.
 
 
When Chet was visiting, he put one of the large tree pieces in his car and drove back to Florida. I was wondering what he was planning.
This week the best present arrived and I love it.

 Fun posts, using pictures, can be interesting. 
There are so many things that happen during our busy real estate days. If you keep alert and use your camera, there is no shortage of  subjects.
To prove this point 
I checked my iPhone this evening and came across a few cute signs taken inside various properties.
 
Believe me, I have many more.

Arriving to show a home (I do occasionally have a buyer) we found the lockbox and the door open. Ringing the bell...there was someone showing the property.
 
 
 
I alerted the other agent that we would wait outside until the buyers were finished. No problem that gave me some extra time to talk with my client and check out the exterior. 
When the other agent completed the showing,  the key was  handed to me, saying:
"I left it open to make it easier for you."
She was just being nice!

It is the month of December but this is  The Spring of Real Estate. Should you want to sell your house in April or May, it is time to get it ready to go on the market in December and January.
 
 
How long will it take you to do all the jobs you were planning in order to get your property ready show?
There is the cleaning and purging, the fixing and painting, the replacing and repairing. There is the paper work and preparation for photography.
 This all takes time.

On my weekly radio show ALL ABOUT REAL EATATE, there are times when no one calls in.
Like the real estate business, sometimes the phones don't stop and other times it is quiet and we are able to do lots of other things.
 
Some people ask if I am afraid of what questions will be asked.
Not at all....because we are used to answering the phone and never know who is going to be on the line and what information they will share or need from us.
Real estate prepares us for answering and for thinking on our feet.

 Some of the terms written in our contracts are not to be taken literally. Recently wrote a post about "broom clean". 
If that term was taken as written... a big old push broom through the property would be all that is needed to comply with the contract. 
 
How about the paragraph 7(d) in the Maryland Residential Contract Of Sale
'The purchase price less any and all deposits shall be paid in full by Buyer in cash, wired funds, bank check, certified check or other payment acceptable to the settlement officer at settlement.'

How a house is left after settlement says
a lot about the seller.
 
Our Maryland  Residential Contract Of Sale.. states in paragraph 21:
 'CONDITION OF PROPERTY AND POSSESSION: At settlement, Seller shall deliver possession of the Property and shall deliver the Property vacant, clear of trash and debris, broom clean and in substantially the same condition as existed on the Date of Contract Acceptance.'
 
 
 
Today's settlement went smooth as glass...starting with a final walk-through yesterday with the buyer.
The house was sparkling... the wood floors polished the kitchen and baths immaculate.
