Recently I shared the letter my seller wrote to her beloved house.
And this past Monday evening we had a family who toured the home on Bonita Ave.
The agent was very professional and the family seemed to be a good fit for this property,
I emailed the seller letter to the buyer's agent and it was shared with the buyer.
Two days later we were in negotiations. And along with the buyer's offer, ...you guessed it, a letter to the seller.

And I thrive on instant gratification from ActiveRain.
Night time is when I write my daily blog posts.
There is even a group called Late night early morning.
In the mornings when I log in...it is like Christmas.
I see all these responses, comments and answers to whatever I talked about 6-8 hours earlier.
For me it is a good way to close my busy day and a good way to start again.
My posts can be a question about posting a photo, sharing one of my new listings, a topic for my radio show or an impromptu open house.

Saw a post by Praful Thakkar, who always shares and gives good advice. He pointed out to look at the bottom of the AR pages to find familiar links.
You can also get to some of these links by placing your cursor on the the tiny ∨ which changes to ∧ next to your photo .
See the red arrow in the upper right hand corner.
Take a look at the pull down menu. You can find My Home Page, Drafts and Following. These are links I use most often.

This week I spent some time on the phone with a potential client. The initial contact started via email asking questions about some of my properties. Whatever the question...I just gave answers.
I did not ask or expect this person to give me any information. There were a few more emails, a few more questions and a few more answers.
And then I received a phone call from this same potential buyer. Again asking a few follow up questions and reminding me that we had been in touch through email.

A few years ago I was working with classic clients, both in their ninth decade. They had been living on a small farm in an old two story house. Due to age and health issues, it was time for them to move.
A condo was chosen and they proceeded forward.
While at their home, signing the paper work, I noticed their beautiful cat.

Advice to share with others entering our business.
Whenever talking real estate, it's not a bad idea to be a bit paranoid.
Property owners have cameras and listening devices in their homes.
When talking on the phone or leaving a message, speak as though your buyers, your sellers, other agents, the media, your broker or the Real Estate Commission were listening.
Conversations overheard at a restaurant, in an office setting, shopping or at a coffee shop can be a disaster to your business.

Many of us write a blog each day.
But there are occasions we run out of time, get too busy, have family/ social obligations...maybe even have a life.
For these times a photo might be just enough for your daily posting.
Always keep a camera handy...no longer a problem as long as you have a phone. No more excuses..like...I forgot my camera.
Here's the hardest part. Remember to use it often during the day!
When you reach those days that a blog might be too time consuming...just take a look at your recent pictures.
