How can a notary make a living being 'just a notary'?

This is a question I get all the time when I tell people that I am a mobile notary & mortgage notary signing agent.  I am still amazed how many mortgage brokers and even title companies do not know what I do.  I always take the time to explain to them the basic concept about being the last person to go to your client (or you , if you are the borrower) and even sometimes these days, the only person the client sees in the whole process.  I tell them that we explain the documents, notarize them, then return them to the title company for processing and disbursement.  We are not the closing company, but we represent the title company, and as I said, even the mortgage broker him/herself!  If you are a Notary Signing Agent, tell as many people as you can, what it is you do.  It is important that people know this service is out there, and they WILL request you.  I've already had it happen several times in the last two years.  If you make a good impression, people WILL request your services! 

One thing I also tell everyone, 'just being a notary' is such an important role in our society.  We play one of the biggest roles in our financial market place.  We can be the only defense for fraud.  Even the best notary might not be able to prevent all forms of identity fraud and such, but if the notary does their job properly, it will prevent a lot of problems!  And also btw, I, and probably most mobile notaries, do not make much money being a mobile notary just by itself, it is the other services we provide which are associated with the notary license.  In my case, of course, it is being a mortgage notary signing agent.

You explain the the documents????

 In New Jersey a Notary "Sayith naught" about documents they are Notarizing.

We point out the document that might answer their question or refer them to the LO or Title company that can answer their question.

I do not know abut NJ, because I only know FL laws.  Yes I explain, but I NEVER give opinions or advise, as in FL and I would imagine most if not all states, that is illegal.  To be an excellent NSA, you should explain the documents and at least in general what they are signing.  To say what a form is, ie: the Prepayment Rider in general tells them what their prepayment penalty would be and for how that applies.  If they ask me compute it, how does this compare to others, is it expensive, is it for too long, etc., I cannot and do not answer.   (I probably could compute it, but if I computed it wrong, I would not want them coming back at me saying 'he told me the prepay penalty would be such & such - so I stay away from that one)

In Nebraska and Iowa, I do the same. I briefly explain what the document is that they are signing. I let them know that I am not there to give my opinion and if they have any questions regarding the loan, they need to contact their loan officer. I don't feel comfortable going into a home and handing the borrower/s a stack of papers and saying, "SIGN HERE, SIGN HERE."  I also don't just consider myself a NOTARY. I am a loan signing agent.

I like to say that I, "FACILITATE" the signing by pointing out the key points or terms and allowing the client to "read" what I point to with a brief "title" of what I'm pointing act.  We are much more than just a Notary Public as a Signing Agent, however, the heart and soul of our job IS NOTARY PUBLIC.

Very well said.  I also treat the "borrower" like royalty so they will put in a good word about my services.  I've had some call me for personal needs after my meeting with them to sign loan docs.  I love this job because I feel like I'm an important part of making a need possible.  Yesterday I took a modification out to be signed and the borrowers were so grateful to see me show up with the papers.  As I left their last words to me..."thanks for making the rest of our day stress free".  Wow!  Made me feel great.

We have a great opportunity to "sell" our Notary service to the borrower(s) for future services.

I always try to be helpful,  When you look at the typical loan the important documents are the Note, HUD, RTC and TIL.  These 4 documents will answer almost every question a borrower can ask.
