Are agent tours and associations valuable or a thing of the past?

 

For those of us that have been around for a while in the real estate business 'agent tours' used to be a big deal.www.phoenixpropertyshoppe.comIn fact tours were a very big deal to the community of agents, affiliates and home sellers.  As time went by the big tours pretty much fell by the way side - especially in 2008/2010.  Today, much to my surprise I was delighted by an agent tour that I actually went along on.  In the past I really didn't want to take an extra 3 hours out of my day, after the meeting to tour a bunch of homes that who knows if I'd ever have a buyer for. And honestly, I haven't used agent tours as a selling point to home sellers in many years.  For me agent tours were a dinosaur.

 

The reason I went on this tour is that that I'm now chairing this REALTOR group in Paradise Valley, AZ and today was my first meeting as the chair.  I had asked a long time associate of mine to speak on home staging and at the value it adds to selling homes faster and for a better price. Since she was not only speaking at the meeting but also willing to join the tour, it seemed only appropriate that I ride along. And I'm so glad I did! It was a blast getting to know the agents and affiliates much better as well as see many homes.  It gave me a whole new perspective on doing things the 'old fashioned way' every once in awhile.  Now I'm not saying I'll be going on every tour as that may or may not be a wise use of my time, every single month.  Time will tell more...

 

On another great note this group had been not doing so well and their attendance was drastically down from the previous few years or so.... I had been invited to speak at their meeting a month or so ago and they liked my presentation so well that they asked that I consider being the chairperson. After some thought I agreed to take on the chair along with a great volunteer leadership team of people I know well and trust to follow through.  They needed an infusion of positive, upbeat, enthusiasm and motivation  to get the group growing leaps and bounds (and who better than a banana to do just that lol)!!  We had a sell out crowd - not one more seat was available at the meeting. And we're now looking for a bigger venue to host future meetings.  Needless to say I'm pretty excited and see a lot of possibility for this group and it's growth and expansion.  Somehow that 'little inside voice' said - Anna this is one (unplanned and unexpected) project/opportunity you should really take on.  I'm glad I paid attention! Stay tuned for future updates!

I think they're valuable but we have to come to the understanding that not everyone is going to participate.

Anna it is so much easier to sell something you have seen. I pick and choose which homes i want to preview during tours, i try to stick with the areas i sell in the most or think i will have buyers for. Time is scarce so i cant see all of them anymore. i still love the idea of a tour,

Hi Anna - I think they're kind of like open houses, in that it depends on your market. Here, they're pretty mch a waste of time. We got tired of our sellers working like slaves to get their homes ready, only for a few agents to breeze through as quickly as they could. And few of the agents likely to sell those homes ever participate - they're too busy.

Our market still has regula tours and they're quite busy.  The general feeling is that tours allow agents to network as well as see homes, which I think is good for the local industry as well as clients (since agents usually end up working better together when they know each other).

Anna B - it sounds like the advantage was the "Bonding" and the "Camaraderie" between the people on your Tour.

  When I started, we called them "Caravans".   Every Wednesday morning after the Sales Meeting, pile into cars and see the New Listings for the Office. 

   The Caravans were a colossal waste of time.  You looked at houses in every price range all over the County, including houses that you would never sell.  Your entire day was pretty much shot by the time it was over. 

    I don't miss the Caravan!

Anna- it seems to me, if done well, agent/broker tours can be educational and fun. Why not... you're bound to learn something from the other agents and get a new perspective on some of the properties.

Kathy it is a great way to really know an area.

Marnie - lots of really good people on the tour.  And when we do cross sales it's good to know the other person.

Nancy I know that story- all too well. We just get so busy we forget to take the time.  And yes we're already working on a bigger venue.

Dorie - it really is.  I've gone to this group on and off for years and have found it valuable.

Tammy - oh yes we've got a great 'tour director' and it's like having our own personal comic! He keeps things moving with interesting stories and drawings for fun stuff.

Jeff - it was interesting for me to take it on on this level as it's not something I had ever considered with this group.  I knew it could really grow and be of great benefit as well as relevant to agents - now.

Sarah yes keeping inline with time mgmt is a good thing.  I feel the same way.  I'll be at the meeting but I'm sure I won't be able to make every tour each month.

Rich - it does have great benefit to mix and mingle with other agents and affliates.

Roger you're so kind! Thanks.  You know I've been doing this for years so it all comes so easy to me.  Plus I have a fabulous leadership team to assist and take part in all that needs to be done.

Lise - yes I particularily like to keep on on new builds now.

Wayne - almost died out here to but this is a special area that deserves the attention.

Scott absolutely we all need to do what we can do and let the rest go.

Dick - that's too bad.  I think they do have value if they're managed right.

Bryan - absolutley knowing each other helps tremendously.

Fred - yes if it was going all over the place and not in ones market that would be a waste of time.  Not the case with this one.

Kathy - or maybe it's that the weather is nice and agents are back in town!!  Thanks!

Kathy I think that's the key - do them right and keep the meeting relevant, current and positive.

Anna: What works in one market, may not work in another. In Honolulu, there are so many listings so spaced out, they have "brokers open". It's a great way to network on a more individual basis, and also only go to the homes you want to see. In Del Norte County, CA they have caravans. The same small group seems to go, most those whose listings are on the tour. But it works for them, because the listing agents are also buyers agents.

I think agent previews are very valuable and am sorry to see how much they have declined... I always tell our agents that a buyer who can get as much info from a google search as they can get from you has little if any need for your services...

They are the thing of the past & realtors just won't let them go. Newbies don't seem to follow the old ways of marketing so it shouldn't be too much longer.

Adding fresh blood into a tour is one thing but it still doesn't make it valuable. We don't even do tours anymore in my area.

We do office tours, and caravans with drawings are big in this area.  It's nice to get the collective knowledge so I'm not showing a home "cold", but it's hard to find the time.

I would gladly go on agent caravans but I'm very methodic in the way I approach previews. I'm not sure other agents would appreciate my style.

Usually brokers tours are a waste of time from a selling point, but a great way to get chummy with fellow agents and have a free lunch IF/WHEN they show up. Most buyers/agents will have all the "deets" on the property anyway by looking it up on a website. Looking at it from a statistical standpoint-you're chances of selling the property sitting at a brokers tour is MUCH less than if you spend time peforming other methods of marketing! They are invaluable for learning the market. Some areas still get good turn-outs at broker tours.  I still tour when I can, I have never considered it time-wasting.  You get to meet other agents too.

I believe they are of value if one has the time. I believe the numbers are decreasing.
