Has the color of a home ever scared you or your Buyer?

I had a Buyer who refused to even see a dark Blue colored home? Can the color of a home really keep buyers from looking at it? There is a neighborhood of newer homes here in Manchester NH, all Colonial style homes with 2 car garages. Same size, same age, same layouts and built by teh same builder. The only thing that makes a home different than another is if the owner painted it after they purchased it.  

 

When the home they wanted went under contract it only left this home left for sale in that area. Although this is where they wanted to live he would not see this home. The finest tip that could be offered was the home could be painted any color they wanted, The reply was "it would still be that color underneath."

After spending another week looking for homes in this specific school district there simply was not any. Most buyer brokers may have given up. Not me, I called a local painter and discussed the home and it's unique paint color. It was no surprise that the painter had 2 plans to be able to strip the paint. Just then the home was reduced $10,000. (more than enough to cover painting it or even siding it).

 

The buyer thought that was the best idea since sliced bread. We have an appointment to see it this week.

Good morning Scott.  I walked in one home that did scare me to death with colors!  I even took pics of it to show Debbie.  Red walls and black hiking boot tracks all over the master bedroom wall.  My buyers walked away in shock!

Scott Godzyk the only time clients walked away because of color was the black rooms inside that looked like a very strange altar of some kind.  Kind of creepy and you'd think sellers would have painted it before going on market.  As for your guy.....he'd know the paint was underneath?  Really?  That just seems so ....I don't even know what word to use!  The cost to scrap it off and then paint doubles the cost.  And hey - koudos to you for finding a solution.

Sometimes buyers have such a hard time looking past paint colors. I always try to remind them purchasing new paint on a home with wonderful bones and a great layout is an easy task if the home is perfect other than the paint choices. Sellers often have a hard time hearing their paint choises are not always liked by everyone. When selling a home NEUTRAL is best!!

Norman this was the first time for a color but yes many that did not want to see the inside when it was in poor condition.

The color of a home can greatly inflence when a home sells.  There is always the token bright yellow house in a neighborhood.  I am sure it didn't look that bright on the sample.  :)  But that house will typically take longer to sell because the cost of re-siding the house is very cost prohibitive and silly to most buyers.  Baby blue siding has the same effect.

That's a new one for me. The color would be the same underneath the new one.  If that were such a scary concept, my parents would never have purchased the home I grew up in.  They told stories about how dark it was, in various shades of brown and purple.

Anna, people can be eccentric to start, they hired me, had an issue and my job was to solve it. Since then they have informed me a little of why but it isnt something i can write about.

Marilyn neutral is best. There are quite a few people who can not see other than what is in front of them, i would say it is more common than not,.

I don't think I've had a color of a home ever scare a buyer or myself.  After all, homes can be repainted.  However, I do remember blatant graffiti painted on the walls of a vacant house that certainly gave pause.  We worried of a neighborhood issue the buyers didn't want to adopt!

Good morning Scott-I definitely think that the color of a home is important and the cost of a paint job gets factored into the offering price, but the right Realtor, like you, can arm a buyer with the right information to make a decision.

Hi Scott - not the exterior color but I did show a foreclosure years ago where the basement was painted black and had cryptic writing and symbols all over it.  That was one that the buyer passed on!
