The Villas real estate market cooled off a bit in June. 2 homes closed escrow in The Villas in June, the half as many as in May, but twice as many as last June. The average sale price for the homes sold in June inched up a bit over May , up 1%, and 2% better than last June. Again, due to the smaller floor plans selling as evidenced by the price per square foot increasing by 3% from May. There are currently 3 homes on the market in The Villas at this time and the 12 month moving average price, $158,236 continues to edge up, 4% versus 2016. Currently there are 2 homes under contract in The Villas.
