mortgage rates: Mortgage Lender Serving Bay Park - San Diego; In Fact all 50 States! - 02/24/24 04:11 PM
Jason Gordon was lender with Amerifirst Financial at the time of this interview.
Since then he's upgraded to a much better company, CMG Home Loans. I've been experiencing an even more robust peripheral suite of bells and whistles from CMG as a REALTOR® and the same level of excellence that makes me follow the man, not the company. I've updated his contact info below.
Also please be advised that any programs discussed in the video were limited to the previous company and are not applicable to CMG, but CMG offers a plethora of amazing programs. You can talk to Jason about directly!

Who's Absurd Is More Absurd?
The Cost Of Waiting
Earlier this week while onboarding a new buyer, she was sharing her plans with me to purchase a property here in San Diego, CA (America's Finest City) when she also warned me that while she wanted to start gathering information now, she wasn’t planning on buying till next year. I agreed it was smart for her to plan ahead, but asked her what was causing that delay? Here's how it went:
Thomas: "Was the delay over saving up for a down payment, a lease she was in, other?"
Buyer: "The interest rates, they’re too high … (10 comments)

mortgage rates: Now Is A GREAT Time To Buy.....Are You Crazy? - 10/13/23 12:10 PM
Now Is A Great Time To Buy A Home!
(Are You Crazy!?!)
No! I'm preaching truth!

Here in San Diego, CA from April 2020 and through June of 2022, many buyers were enjoying interest rates below 3% but had to purchase a home site unseen over Zoom, if they were lucky enough to see the home they often only had 15 minutes to do so because the next appointment was on our heels and the house was only open Sat & Sun then offers were due. Buyers had to (stupidly) waive all contingencies, and bid high above the asking price just to … (17 comments)

Your action for today is, well...
I'm going to speak up more than I normally do today because I heard my Daddy sharing good advice to Joan Cox earlier this morning and wanted to share it with you too!

Most all agents my Daddy networks with that I've heard him chat with privately are slower in 2023 than the past 3 years; facing similar market-issues affecting their buyers & sellers. My Daddy is at 30% of his record breaking numbers of … (12 comments)

mortgage rates: Meant To Be - 07/15/23 07:14 AM
Meant To Be
When you represent buyers in a sellers market, I truly believe your #1 priority is preserving their joy for the process, because it's going to be a tough journey that will test their resolve and patience.
We need to give them the following:

Realistic Expectations: This is a highly competitive market, expect to take 2-4 months to get an accepted offer and expect to on average have written 4-6 well written offers that just don't get chosen. Realistic Numbers: The market says this house is worth between $800,000 and $850,000 but, if you want to buy it in this … (7 comments)

mortgage rates: Facts Not Fears: Recessions Are Friendly To Real Estate - 05/28/23 07:25 AM
Recessions Are Friendly To Real Estate
Good for real estate and great for buyers (and then by default sellers too)!
People are talking about a potential recession in this country and while I can’t tell you when, or even if a recession will take place, (it may have already begun), many experts are calling for a short, mild recession by the end of the year.
You’ll be surprised to know that it may mean good things for real estate !
Did you know rates fell in each of the last six recession in this country?
That means historically in a recession rates have come down!
But, that … (10 comments)

mortgage rates: What The Headlines Leave Out... - 12/14/22 06:14 AM
Headlines aren’t always great at telling the whole story.
While home prices are down slightly month-over-month in some San Diego markets, it’s also true that home values are up not only in some San Diego and CA markets, but nationally too!
Let's take the 10,000 foot view, because headlines are more ground floor perspective and skewed. While home price growth is tapering off month-over-month, the percent of appreciation year-over-year is still well above the home price change we saw during more normal years in the market.

You're Eventually Going To Run Out Of Suckers:
"Inspired by Phone with Rome!"
Margaret Rome Baltimore 410-530-2400 and I were chatting on the phone, not long ago, about a referral I gave her to a NorCal Agent, when we wandered into a broader conversation sharing a couple "war stories" about our industry (pros and cons). We got on the topic agent behavior in the market and this phrase popped out of my mouth:
"Agents that work transactionally, especially with their own agenda prioritized, are eventually going to run out of suckers."
Always the positive encourager, Margaret immediately announced "That sounds like a blog title" … (48 comments)

Date The Rate,

In San Diego, CA the majority of people are paying as much or more monthly in rents as home owners do on their mortgage. So, it doesn't make sense to rent when you can afford to own. It doesn't make sense to assume you can't afford to own, when you can find out for FREE with me and my #1 Lender Jason E. Gordon.
Here's a simple calculation to prove that Buying Becomes Cheaper than Renting after 5 years of ownership … (8 comments)

mortgage rates: Don't! Don't!! Don't!!! Torpedo Your Loan - 05/26/22 02:28 PM
Your lender checks your credit at pre-approval and again before you close escrow, so please do not torpedo the efforts of your Lender & REALTOR®!!! When you're about to finance buying a house or even refinancing, there's a lot of "Don'ts" to be aware of.

I've learned some of these the hard way and between these hard lessons learned and constantly being educated by my buddy and #1 Lender Jason E. Gordon,
of Amerifirst Financial, I've learned to warn my clients about the following rules:

Don't buy or lease a new car at all, until after you close escrow. Don't open new credit … (23 comments)
