listing tips: 10 Easy Steps To Better Listing Appointments. - 08/03/13 08:22 PM

Hi folks. Here are some tips that may help you with your listing presentations.
1. Pre-qualify the Sellers on the phone prior to meeting with them. This includes finding out their reason for selling, mortgage balance, how long they have lived in the house and details about the home. Do not under any circumstances discuss pricing or commission on the phone. If this comes up the answer is "I have to see your house in order to give you an accurate opinion of value" and "Commissions vary greatly from company to company. We can discuss this once we get together. … (6 comments)

listing tips: Are You Telling Sellers What Their Home Is Worth? - 03/14/13 01:47 AM

I took this picture in Belize in 2012.

Trying to tell a Seller what their home is worth could be a mistake. Why? Because it will almost always be worth more to the seller than to the buyer.

Sellers are emotionally attracted to their homes.  They are arriving at a value based on what their home is worth to them.

So...my strategy has always been to get them to think differently. Instead of debating what their home is worth I simply let them know that I don't really care what their home is worth.  "I'm not … (5 comments)

listing tips: Sellers Aren't Stupid. - 10/29/12 11:55 PM

"Broker Bryant, How much do you think our home is worth?" "Well, Mr. Need T. Sell, I think you house is worth about $260,000. Can you picture a Buyer or their REALTOR® reacting like that? I can.
As a Listing Broker, I firmly believe placing "take away" remarks, in a … (72 comments)

listing tips: 10 Easy Things To Do To Keep You From Ever Losing Another Listing. - 11/25/11 01:50 AM

Hi folks. Today I want to talk a little bit about keeping the listing. Lack of good communication skills and/or systems is the number 1 reason why Sellers complain about their agents. In fact, just about every time I go meet with a Seller who has just had their listing expire "lack of communication" is what they complain about.
"They listed my property and I never heard from them again." "I always had to call them if I wanted an update." "It would take them days to return my phone call." "They never answer their phone and their voice mail … (11 comments)
