For the last 30 plus years I’ve been a Lender we could not make a loan to anyone who had a tax lien attached to their credit report.  But what if it isn’t a lien, what if you just OWE the Federal Government money?  Can you buy a house with a tax lien, or a tax liability?

Because of all of the changes coming to the USDA Maps in NC – we are getting inquiries from folks who are going to use a FHA Loan for a home that is in a more rural setting.  Many of these homes do not have public water systems, and that’s okay with FHA.  They require that homes in NC are connected to public water and sewer whenever that’s possible. However, individual well and septic systems are okay, based upon the FHA Underwriting Guidelines, s long as they meet the minimum distance requirements.

Mortgage rates have dipped again, and Government loan mortgage rates are now nearing the lowest levels we’ve seen –again! Lower interest rates mean folks are thinking about refinancing their homes.  Especially folks who didn’t have the ability to refinance it within the last couple of years!
FHA allows you to Streamline Refinance when you do not occupy the property.  This was actually news to me, because we always tell folks that FHA is ONLY for use as a Primary Residence!

FHA Home Loans in North Carolina are generally used by folks who are either new to the home buying market, or those who have unusual circumstances, requiring more “common sense” mortgage eligibility requirements.    Recently, FHA changed a long-standing eligibility requirement that dictates what collection accounts must be satisfied prior to being approved for a FHA Mortgage Loan in NC.

The Federal Housing Administration is currently insuring more than 3 of every 10 loans originated... and they see that as a risky proposition!
Because of that, FHA is expected to announce changes today, in an effort to protect the American Taxpayer (who backs the default insurance on this program!)!
Expected changes include:
Raising the Upfront Mortgage Insurance Premium (UMIP) from the current 1.75% to 2.25%.  This means that when you borrow $100,000 on a FHA mortgage loan, and additional $2250 will be added to the mortgage that you pay back... so your $100,000 mortgage just turned into $102,250.  If you move, … (5 comments)
