fresno: A Taste of India: The Tarangini-Indian Dance Ballet performs in Fresno California - 05/04/09 01:15 PM
Saturday at Sunnyside High School.  The event was sponsored by the Central California Cultural Society of India.
I was under the weather all last week with a cold or allergies and on Saturday I finally felt well enough to get out and do something so I browsed the Fresno Bee online and found the advertisement for the event.
See Photos Below
I will admit that when I read this: Music composition is done using a sixty-piece orchestra and is presented in full stereophonic sound. I took it to mean there was going to be a live orchestra.  Wrong.  Just a recording. But the dancing was stunning and offered LOTS of camera … (2 comments)

fresno: What If The Contractor You Hired Is No Longer In Business? - 04/29/09 05:10 PM
Fresno California
When your purchasing a home there is a good chance that either your agent or the agent may hire a contractor to do work on the home prior to closing.   Contractors in California (and probably most other states) don't need to be well capitalized  in order to start up a business to begin with.  They are only required to have to have $2500.00 in liquid assets, so its no surprise that so many of them go under, especially in this market.
So what do you if the contractor that was hired to do work on the home is no … (1 comments)

fresno: Fresno Ca Real Estate Market Bleet - 04/28/09 05:16 PM
Was busy doing showings this afternoon in an area where sales have been brisk.  The volume of REOs in this particular neighborhood has been so high that I noticed prices drop 10% in a matter of about 2 or 3 months.  I noticed a lot of homes with non-mls lock boxes --- meaning that the homes are being foreclosed on and will be coming to market soon.
Looks like another wave of homes is set to hit the market soon.  I spoke with my insurance agent today who told me there were 6 pages of NODs  (Notice of Default) in the … (0 comments)

fresno: More on GREEN LIVING - 04/27/09 11:44 AM
This is a follow up to my last blog.  There  is an article in the Wall Street Journal today title The Green House of the Future in which four architects provide illustrations of what Green Homes of the future might look like.  The article concludes with all four architects in agreement on one thing (when you see the pictures you will agree it certainly was NOT design..lol) and that is Americans need to learn to live in smaller spaces if we are going to make an impact on the environment.
When I look at the designs I wonder who is going to … (0 comments)

fresno: Alternative Living - "ITS NOT A HOUSING CRISIS, ITS A HOMING CRISIS... - 04/27/09 07:01 AM
EVERYONE WANTS MORE HOME."
This is a quote from Builder/Author Shay Salomon in this YouTube Video. Watch it! I think you'll like it.

I am at the age and stage where I am pondering down-sizing and have been fascinated by all the possibilities available in Alternative Living.
Over the years our families have grown SMALLER whilst our homes have been built BIGGER.  I believe we are more comfortable, albeit less connected.

Was living in a tepee with a warm fire in the center around which the family gathered for meals and fellowship less civilized than living in a … (2 comments)

fresno: Wordless Wednesday... - 04/15/09 04:45 PM

NOT! I cant post this pic and not comment...lol.
WHADAYATHINK?

...or more importantly --- what was this agent thinking?  I can take better pics with my cell phone.  If I’m going to buy the house with filthy misquito pond I want to know how its situated in the back yard.  Show me its orientation; NOT THE POND SCUM AND TRASH.  Is it right out side the back door, like so many pools in Fresno.  If I open the back door and step 3 feet out am I going to fall into this?  Looking at it in terms of investment I … (0 comments)

fresno: Blogstipated.... - 04/14/09 06:13 PM

....I'm gonna keep on blogging, at least for now.  I did have ONE client last year as a direct result of my blog which culminated in a sale.  But REALLY, when I think

about it, its ODD: so many of my clients are not computer literate.  Some don’t even HAVE computers!  Some don’t even speak English!!!

I think I need to concentrate my blogging on Fresno Home Sales because I continue to get calls from people who see my photos and want to know - FOR EXAMPLE - where the monastery in this photo is located.

fresno: CLOSED.... My First Short Sale - 04/09/09 03:42 PM

Cha Ching!!!  Finally manage to have a closing on a “short sale”.  In case you dont know what a “short sale” is, its when the lender is willing to accept an amount less than the full price owed on the mortgage.   A couple of years ago in Fresno the close rate on short sales was VERY low.  Overtime this has changed and now the lenders seemed to be more agreeable to accepting a short sale.  It makes goood sense to me.  Foreclosures are very costly and from my experience the offers that are made when a property is in … (5 comments)

fresno: FHA --- THE NEW SUBPRIME LENDER - 04/02/09 06:31 AM

Want to buy a home? Got crappy credit? Next to nothing for downpayment?
NO WUNKIN FURRIES MY FRIENDS --- YOU SHOULD QUALIFY FOR AN FHA LOAN!
And seeing that the banks are eager to get the glut of non-performing assets (fancy name for foreclosures) off their books they will probably pay ALL OF YOUR CLOSING COST.
What will it take for you to get a home?

fresno: ITS TIME TO FEATHER YOUR NEST... - 03/31/09 06:54 AM
It appears Regenald (my wife's name for the male) has acquired a new mate. Lucy (former mate) was killed by a car last year. BUT, it looks like he's back this year with a 'nuther Lucy. I just took this earlier this morning.
When my wife first saw them last year she was complaining about what a mess they make -- now she's talking about putting out bread for them...lol.

If your are looking to "feather your nest" in Fresno - whether you're a first time buyer or would like to move up - call … (0 comments)

fresno: Fresno - 03/20/09 06:56 PM
Spring time in Fresno is fabulous.  Its time to do the Blossom Trail again!
I captured this on a trip up into the foothills earlier this week

Actually been busy recently with escrows!
Harder to blog when your busy - I dont know how some of these folks do it???
Sometimes I feel like I need to blog - but its really more like performance anxiety.  For those of us who are older, keeping up with all the social networking technology is really quite a challenge.

fresno: Suggestion for Stimulous - NEW LOAN MODIFICATION PLAN - 03/19/09 07:48 AM
WANNA STIMULATE THE ECONOMY?
HOW ABOUT REWARDING THE GOOD GUYS???
Every homeowner who:

has a job has not been late on their mortgage payment in the last 12 months is current on their state and federal taxes
GETS THEIR INTEREST RATE MODIFIED TO 4% FOR THE NEXT 5 YEARS.

WHY ARE WE REWARDING INCOMPETENCE????
