Hi folks. Have you ever had such a bad experience, working with another REALTOR(R), that you swore you would never work with them again? I know I have. It can be difficult but we must remember that our job is to help Buyers and Sellers achieve their objectives.
It's tempting to not show a REALTOR'S(R) listings or suggest to your Seller not to accept a deal from a particular REALTOR(R) who we have had a bad experience with. However, as difficult as it is, we must not  hold the Buyer or Seller responsible for their REALTOR'S(R) incompetence.

Yesterday, I read a very good post by Dan Homan titled "Ethics in Advertising". If you haven't read his post please take a minute to do so. Dan brought up an excellent point about the way our listings are distributed around the Internet.
It seems like some of the "listing" sites are not displaying our Brokerage information. Dan's questions are: Is this Ethical? Is this legal? And if not, are we unwillingly putting our licenses in jeopardy by allowing these sites to display our listings, either by syndications or IDX links.

Hi folks. Here's a little tip for you that may help you in your business. This post was inspired by Jennifer Kirby's post "What Sellers Really Want is to be Lied to..." and several others I have recently read.

Today I had my last closing for 2007. Yippee!!! I made it through a difficult year. This particular closing is the definition for "get ‘er done!".
I listed this property on January 5th 2007. It was my first listing of the year and fittingly my last closing of the year. It's been quite the ride.
350 days on the market, 5 accepted contracts and at least that many that we didn't come to an agreement on. This property was in pending status for almost 200 of those 350 days.

Ok, I guess I am on a roll this week when it comes to dealing with clueless REALTORS(R). Not that this is anything new, it just seems that I have had a whole bunch of them this week. So, I've been thinking. Why is it that so many REALTORS(R) are clueless? They've all been through very intense (joke) Florida licensing requirements and passed a very difficult (more joking) 100 question multiple choice test. Anyway, in his post, John is expressing his frustration at REALTORS® that make appointments to show his listings and then don't show and don't call to cancel. There have been quite a few posts lately, about what can be done about unprofessional and untrained Realtors, including this one from me. Clueless Realtors, whether new to the game or seasoned “pros”, can really make our jobs a lot more difficult than they need be and give the consumer valid reasons to distrust Realtors. I think we can all agree that something needs to be done about it. The solutions, however, vary from more stringent licensing requirements, required training, mentoring, apprenticeships and shadowing to name a few.

I don’t know about you but I love things in multiple. Multiple zeros on my bank balance, multiple listings, multiple closings and of course, multiple offers. Multiple offers, are one of my favorite things. It really places my Seller in the driver’s seat when it comes to negotiating and normally means we will be able to get a higher price for the house.
