Spring/summer 2018 in the Bristow, VA real estate market, particularly for attached homes priced in the mid-300K's, is slammin'.  Sellers are getting offers fast.  Just this past week, I listed an attached single family home priced at $349,000.  The first showing happened within hours of it hitting the market.  Within two hours of that showing, that agent had submitted an offer.  That's not unusual.

Until today, only ten of the eighty-one buyers I have represented in my real estate career since 2005 were decisive and bold enough to make an offer on a home they saw the first day they were out house hunting.  Today, Bristow buyers closed a home that they saw the first day we saw while house hunting, and they couldn't be happier.  That makes eleven buyers out of eight-two that I have represented that have gone for it on day one.

Being a full-time Bristow-Gainesville Real Estate Agent is not a job for the faint of heart.  Lately, it's meant lots of showings.  Who needs the gym when you are walking around houses all day?

Hiring a Buyer's Agent shouldn't begin and end with where you, the buyer, are going to get the best rebate, or even a rebate at all. That's my opinion from observing some behavior that is just plain lazy and unprofessional from agents that do offer rebates.

While my fortune cookie message seems to have transposed the order of these actions, I whole heartedly believe and practice the message.  Under promising and over delivering is what I do regularly.  When someone feels you have gone "above and beyond" for them, this is why.  You have probably under promised and over delivered.
