The Alpharetta area west of 400 has seen a big drop in the number of real estate transactions. Prices seem to be near the low levels of their past seven year range.
The numbers below are for single family detached homes in FMLS area 14. Links to stats for other areas are at the bottom of the page.
Year over year, total transactions fell from 80 to 47 (-41%)
Year over year, average sales price decreased from $368,140 to $332,136 (-10%)
The sales price/original list price ratio has trended up in the last few months. That might mean the sellers are starting to list their homes with more realistic prices to begin with. Prices did tick up a bit from the previous month so it should be interesting to see if we can start an upwards trend next month and reverse this past fall's downward trend.
