The Cedar City Real Estate Market really does have some great higher end subdivisions with some wonderful homes. The Carmel Canyon subdivision is certainly one such subdivision. It is located on the West side of Leigh Hill. Carmel Canyon was built around 2005 and features large custom styled homes. I often search for quotes to help lift me up from the daily grind. Today’s quote comes from our office from a source that is both near and dear to me, Darcy. Yesterday she was talking to another agent in the office.

Now through September 30th, the Cedar City Rotary Club is taking orders for pavers for the Rotary Centennial Veteran’s Park in Cedar City. This is an annual opportunity for those friends and family members to honor a Veteran.
There are some requirements and restrictions. Currently pavers are not available in the Iraqi Freedom Memorial. Veterans of the Vietnam War can be honored with up to 5 lines on the pavers. The cost is $200 for those 5 lines. Vietnam Veterans can also be honored as are all other Veteran’s with 3 lines on the pavers at a cost of $150.

Many places in the country the “Big Box” stores have a terrible reputation. Here in Cedar City we are glad to have a “Big Box” store that has a heart. We have been having some torrential cloud bursts in the past few weeks, a couple of them have resulted in some serious flash flooding. This has resulted in several homeowners literally being underwater in their basements.
Because our typical flood season is during the Spring snow melt, we don’t often have a surplus of sandbags to help residents block the water from entering their homes. This past week we experienced a … (2 comments)

Sometimes I dream in black and white other times it is in vivid color. I know one thing, lately Ihave been dreaming that I was still a little boy and was fishing with my father and grandfather. One of my grandfather's favorite fishing spots was Panguitch Lake. Panguitch Lake is one of the more popular location for fishing in this part of Southern Utah. While my grandfather was alive it was still possible to go fishing there and be almost alone on the lake. That doesn't happen very often, if ever anymore. We wrote our first Active Rain post on October 11, 2007. At the time I had no idea what I was getting into. I also had no idea what I really had when we joined Active Rain. It was a lot smaller community then, there weren't a lot of groups and nowhere near the membership that we have now. I will admit that our blog writing was pretty inconsistent, some months we would post several blogs, other months, not so many.

Cross Hollow Hills is another great subdivision in the Cedar City Real Estate Market. Cross Hollow Hills is just South of the North Ridge Subdivision. It is South and West of Cedar City, it is also in the County. It is an older subdivision, by that I mean that it has filled in a lot more than North Ridge, it was built in the late 1990′s and early 2000′s.

In the Cedar City Real Estate Market, Mesa Hills is one of if not the first upscale subdivision in Cedar City. It was built in several phases from the early 1990′s. There are currently no homes for sale in Mesa Hills. This was a large development that is mostly built out. There are some really nice homes in the subdivision.
Mesa Hills is a great subdivision. It is located on the hill west of Interstate 15. Mesa Hills is also conveniently located near shopping, schools and the new Aquatic Center.

I know that Thursdays are usually the day for the Thankful posts. The event that inspired (if that is what this is) did occur yesterday. I was reading a post on Facebook that my younger sister Lori had written. In her update she said that she may have lost a friend, but she was always going to stand up for what she believes in, even on Facebook. That is so my younger sister!

The Cedar City Real Estate Market has a few subdivisions of twin homes and detached single family homes. Lamplight is one of these kind of subdivisions. It was built around 2005, so it is one of our newer subdivision tracts. It is mostly starter homes, and has been popular with both investors and first time home buyers.
There are currently 8 homes listed for sale in our MLS ranging in price from $104,900 to $145,500.

I have mentioned often that the Cedar City Real Estate Market consists of several smaller cities. The subdivision that I am highlighting today is in Enoch. The Ridge subdivision is another of the newer subdivisions in the Cedar City Real Estate Market. The Ridge is still a subdivision in progress, there are still homes being built in The Ridge subdivision.

Stillwater Estates is another great, newer subdivision in the Cedar City/Parowan Real Estate Market. It is West of Maple Springs, on the Southwest side of Parowan. Like Maple Springs it is accessable from 200 South which is what Exit 75 turns into off of Interstate 15.
Stillwater Estates is also a move up subdivision, with custom homes on larger lots, .5 of an acre. It is near the mountains, and consequently Brian Head. This subdivision started in 2005 and has some lots left to build your dream home on.

The Cedar City Real Estate Market enjoyed a mini boom of subdivisions that were built in the mid 1970 to early 1980’s. Juniper Haven is one such subdivision. There are some really nice homes in Juniper Haven, but I would still classify it as a starter home type subdivision. There are many ranch and split entry styled homes.
Juniper Haven has been an extremely stable subdivision in our market, there has only been 1 home sell in the past year in this subdivision and there are currently no homes listed for sale in this subdivision.

The Cedar City Real Estate Market has several upscale subdivisions available for the “move up” buyer. West Ridge Estates is one such subdivision. This is a subdivision that has seen some distressed sales due to the bursting Real Estate bubble. The sale prices of some of the homes in the past year or more reflect that decline.

One of the beauties of Interstate 15 in Southern Utah, is that it comes close to some extremely beautiful areas. That is the case with Interstate 15 from Saint George to probably Provo. After that it still has some beautiful mountains, but the valley is all city with some exceptions like Utah Lake and the Great Salt Lake. That is until you get North of Ogden, then you can see the beautiful green valleys again. Here you can see what I mean:
