As I have mentioned in some of my other blogs, we enjoy working in several smaller communities besides Cedar City.  Today I am highlighting Brian Head.  Brian Head is a resort town, Brian Head Ski Resort is the main reason for the town. 
Brian Head has the distinction of being the highest city in the State of Utah.  At 9800 feet above sea level, it is in the clouds!  Just kidding, Brian Head is more than just a ski resort.  It is also a great summer destination to get out of the heat!

I mentioned in another subdivision blog that the Cedar City Real Estate Market has some great older subdivisions that were built after World War II.  The Imlay subdivision is nestled in among them.  The Imlay Subdivision is literally right next to the Max Lunt Subdivision, to the South. 
It is also very near the Campus of Southern Utah University.  It's homes were built a little later, the one home I found on the MLS was built in 1980.  It is also a very quiet subdivision with mature trees. The Imlay Subdivision is very stable the only sold I could find in … (3 comments)

Canterbury Court is another of our new subdivisions on the West edge of Cedar City.  It was built around the top of the market in 2007.  This is a nice starter home styled subdivision, with Twin homes (duplexes) and a few detached single family units. 
Currently there are 2 homes listed for sale in our MLS both are priced at $99,900.  These homes have around 1100 Square Feet of living space and have garages.

One of the benefits of writing this series of posts on the subdivisions in the Cedar City Real Estate Market area, is that I find that I have overlooked some great subdivisions in my initial reports.  This has forced me to be a better Realtor and learn more about my market area.

This week I have gotten away from my blogs on the subdivisions in Cedar City, I need to get back them. Cedar Crest Subdivision is an interesting subdivision in Cedar City.  It is located near the Old Hospital, close to almost everything in town.  It was built in the late 1960's and early 1970's.  This is a subdivision that has seen a lot of investors buying rental properties.  There are also several homeowners that live in the subdivision.

In the Cedar City Real Estate Market, the Grant Subdivision is another one of our mixed subdivisions.  There is a mix of detached single family homes with some duplexes.  The Grant Subdivision was built in the mid 1990′s.  There are quite a lot of investor owners in this particular subdivision.
There is currently one single family detached home listed for sale in the MLS at $95,000.

I have spent some time talking about the wonderful small cities in the Cedar City Real Estate Market and what a joy it is to be able to work in those cities.  I haven’t spent the time writing about the heart of the Cedar City Real Estate Market, Cedar City.  Cedar City boasts a population near 28,000, that doesn’t account for the students at Southern Utah University.

In the Cedar City Real Estate Market there are a few subdivisions that are homes on acreage.  Harmony Mountain Ranches is one of the premier of these type of subdivisions .   Harmony Mountain Ranches are a newer subdivision most homes were built in 2009.

The Cedar City Real Estate Market has a few subdivisions that are very small as far as the number of homes within the subdivision.  The Pinewood Estates subdivision is one of those small subdivisions.  It is a subdivision which is comprised mostly of Manufactured homes and honestly consists of 6 homes.  There is one lot that is still vacant.

The Cedar City Real Estate Market really does have some great higher end subdivisions with some wonderful homes.  The Carmel Canyon subdivision is certainly one such subdivision.  It is located on the West side of Leigh Hill.  Carmel Canyon was built around 2005 and features large custom styled homes.  This is the place to buy if you're looking to reward yourself in affordable luxury!

The Cedar City Real Estate Market has several high end subdivisions.  Wild Flower is certainly one of those.  Wild Flower is built on the West side of Leigh Hill, it does offer some great view from some of the lots.  It is near the new Aquatic Center, and construction began in 2000, so it is a newer subdivision. Wild Flower subdivision is near shopping and schools. 
There is currently 1 home listed for sale in our Multiple Listing Service, it is listed at $499K.

This entry I am actually going to do 2 subdivisions in the Cedar City Real Estate Market.  These two subdivisions were built and marketed at the same time.   The subdivision and its sister subdivision are Sunset Canyon Estates and the Villas at Sunset Canyon Estates.   This is a newer development built 2005.
Sunset Canyon Estates is a subdivision that is built for the move up market.  These are mostly custom homes built on .25 acre and larger lots.  They really are nicer homes.  There are still new homes being built in Sunset Canyon Estate.

I am not often up and outside early enough to take photos of the sunrise.  I worked the graveyard shift for over 7 years and my sleep patterns have never really adjusted to getting up really early.  This particular photo is from Wednesday morning, after the last snow storm, I was up early enough to get this shot of the sun's rays coloring the clouds.  I hope that you enjoy it!

The Cedar City Real Estate Market has a few subdivisions with single family detached homes along with townhouses.  Countryside Terraces is one of those subdivisions.  It is nice project that is just South of the Hospital, West of Main Street.  This subdivision was built in 2005, so it is one of our newer subdivisions.
It has been a great subdivision for first time homebuyers and investors.  There are currently 7 homes listed for sale in Countryside Terraces.  The prices range from $75,000 for a town home, to $184,900 for one of the single family units.

Valley Circle Subdivision is another of the subdivisions that were built in the early 1950's.  Cedar City and the Cedar City Real Estate Market had a minor boom after World War II.  The Iron Mines West of town were going full tilt, and America needed the iron to build freeways and the cars to run on them. 
At this point in Utah's History up into the mid 1970's, Iron County had the highest per capita income in the State of Utah.  I wish that were still the case, anyway many new schools were built, as were many homes.  The Valley Circle … (0 comments)

I have mentioned often that the Cedar City Real Estate Market consists of several smaller cities.  The subdivision that I am highlighting today is in Enoch. The Ridge subdivision is another of the newer subdivisions in the Cedar City Real Estate Market.  The Ridge is still a subdivision in progress, there are still homes being built in The Ridge subdivision.

Allard Ranch is another of the estate or ranch styled subdivisions in the Cedar City Real Estate Market.  Allard Ranch is another subdivision that is closer to Parowan than it is to Cedar City.  It is off of Old Highway 91 between Parowan and Summit.  It is a subdivision that I have always liked.  These are custom homes on acreage, 2 pluse acres per lot.  There have been no homes sell in this subdivision in a long while.

The Cedar City Real Estate Market has a few subdivisions that are estate or gentleman’s ranch sized building lots.  One of the newer of these type subdivisions in Iron County is Red Canyon Estates.  It is located between Parowan and Summit on Old Hwy 91.  These are homes on acreage.  They were started around 2002 and are still being built.  These are mostly upscale homes on parcels of land 5 acres and larger. Some of the lots are in the trees on the hill.
