Las Vegas Nevada is going into a construction "Boom" in the summer of 2014. This boom will continue for he next 5 years.
With the low inventory in resale homes and the "Boom" coming soon in Las Vegas, now is the time to purchase. Purchase now before every other investor and educated individuals purchase all the homes.

The inventory of homes on the market in Las Vegas & Henderson Nevada is very low at this time. I have clients that are looking for homes to purchase but the homes they have been viewing are not what their looking for.
There are many builders that are building new homes all over the Las Vegas Valley but they have tacked 30-40% over what these homes were selling for only 6 months ago.
VB just doesn't know how these banks can afford to hold onto these homes for so long? The shadow inventory is around 30 thousand, give or take and … (9 comments)

The inventory of Real Estate (Homes) in Las Vegas Nevada has become very small For anyone interested in purchasing a home in the Las Vegas area the time is now. There are very few homes available, Banks will be dropping more Foreclosed/ HOA homes on the market in February of 2013 but the prices on these homes will be inflated by the Banks and many of them will be homes that will be bid upon with the highest bidders getting the homes ... Distressed Properties Remain Elevated in Las Vegas Nevada
The number of homes listed as available declined modestly during the past week, reaching total inventory of 11,339.
The count of listings represents a 33-unit drop from preceding week, and a 50.8-percent decline (-11,694 homes) from the same week of the prior year.
The bulk of the decline (68.6 percent) was attributable to the lower number of vacant properties listed for sale.
During the latest reporting period, the count of homes listed as "contingent" remained above 11,000 units, with the majority (75.6 percent or nearly 8,400 units) noted as short sales. For … (1 comments)

Las Vegas Real Estate Agents stealing House keys from lock boxes because inventory is gone!
I just got off the phone with one of my agent friends and she mentioned she has all these fully approved clients and no homes to purchase. The inventory was bought up months ago, so when a new listing comes out the keys are disappearing from the lock boxes.
Most of these lock boxes are manual so there is no way to trace who was at the home last.

I have been advising some clients to wait till (Fall) to purchase!
I have some clients that are looking for homes in certain areas, and certain types of homes. There is not a large selection to pick from in Las Vegas because a large portion of the inventory was bought up this spring.
Also I have had clients ask me if they should buy now and I am advising some of them to wait till fall because there will be another huge group of homes/ REOs coming from the banks.

Inventory: The number of resale homes on the market (those posted in the Multiple Listing Services (MLS)) dropped by 884 units during the past week, reaching total inventory of 16,680 homes. Inventory figures represent all property types listed within the Greater Las Vegas Association of Realtors MLS.
