(not so) Speechless Sunday - Your Pad or Mine... IMHO, there is nothing more soothing to the tired soul than the sounds of rustling water. Add a few croaking frogs, fish, and some pure white water lilies into the mix and voila ~ Nirvana... Unlike regular gardening, water gardening is a whole different ball game. Like any gardening, it does take work. Lots of it. The rewards? Priceless...

Bank Owned Properties - They're Not for Everyone... Inventories of bank owned properties seem to ebb and flow in every market. The "better" properties often get snapped up by investors looking to maximize their ROI. This often leaves the "culls" setting, unoccupied for months on end. It is human nature to want to get more than our money's worth. The same holds true for folks who put a contract on Bank owned properties. It's a matter of perspective... One thing I can say about inspecting new construction, it's kinda like a box of Cracker Jacks. You know you are going to get a surprise. It is a matter of what and where. Such was the case with a new two year old "new construction" property that had been setting. Not only was I blessed to have a nervous Nelly as a first-time home buyer, but I had the crusty ding-bat listing agent present who pooh-poohed everything I said. Brentwood, TN kicked off its 2010 Concert in the Park series with the local home boys "kickin' a little" in the grassy knoll surrounding the Eddie Arnold Amphitheater last Sunday night... Hundreds of folks gathered to watch "Little Texas" debut this summer's line up of class acts. And "Kick a Little" they did. Inspection Photo of the Day ~ Ask Andy... Andy, while working in the basement, my husband discovered these neat doohickeys. They were probably left by some tradesman. He thought that this would be just the thing to repair the sagging duct work. I told him that he needed to put the other doohickey on the other side. What do you think? ~~ Dorie in Austin

(not so) Speechless Sunday... Long before ribbons of asphalt and subdivisions covered the landscape of this area, cotton was king. Driving the rural back-roads, brought back memories of the once verdant farmlands, that once graced the tranquil hills and valleys of Brentwood and Williamson County. Although I can't turn back the hands of time, I remember those cool, misty, southern mornings as a barefoot kid. The peaceful sounds of birds singing added to the tranquility while I watched the golden rays of a new day peek over the horizon...

Farfromthinkün... We all need a little support. Some more than others. The type, where and the need will generally dictate the right method, means and material. It is not unusual to see active knob and tube wiring in older properties. Kinda like sleeping dogs, it is best to leave this stuff alone. Period!!! In today's farfromthinkün department comes this scratch your head and wonder picture. I will be the first to admit, I am not the brightest bulb in the sting. And, I have been known to do some crazy things from time-to-time but I really wonder what this tradesman, craftsman, okay idjet was thinking? The overflow drain from the water heater drains onto the slab where there is a living space with expensive hardwood floors on the other side. Inspection Photo of the Day... As we all know, the bubble in some folks level can be a little off. While this statement can be taken several ways, I am referring to the little bubble that is off on a plumber's level. The basic principle learned in Plumbing 101 is "that stuff" flows down hill. Then why is it that these newly installed sewage pipes in a recent rehab in the Nashville, TN real estate market run up hill? While inspecting a recent rehab in the Nashville, TN real estate market It doesn't look as if the plumbers and the framing crew planned too far ahead on the installation of the water heaters. Like how the heck are you going to remove them or install a new one when these go south?
