tallahassee real estate: D@#!, AND EVERYTHING SEEMED TO BE GOING SO WELL - 09/19/07 04:00 AM
In the vein of deal doctoring....let me relay a little story (Previous Deal Doctoring Blog)

So, one of our agents had a buyer.  And our agent found this buyer a beautiful house which he very much wanted and so they put a contract on the house.
Now this buyer was also selling a home.  He planned to use the proceeds from the sale of his existing home to buy down the mortgage of the new house.  Nothing new there.
Unfortunately, his existing home appraised for much less than he had anticipated.  Then, the house he had under contract … (61 comments)

tallahassee real estate: The Smartest Person I Ever Met! - 09/15/07 03:45 AM
Now that I am blogging for the Tallahassee Democrat (our local newspaper), I have been very fortunate to run into some incredibly opinionated, not-so-educated people. I'm certain that YOU have met the one person that I am really going to talk about, after all, this is titled The Smartest Person I Ever Met!
Of course, the All-Knowing, Expert At Everything-Person that I am referring to signs his/her name with great pride ...... Anonymous
I thought I'd use this post to show you Anonymous's comments from the other day. Sorry about the typo's, but I am going to cut and paste so that you … (61 comments)

tallahassee real estate: Seller Talking Point #2 - How Home Values Are Determined - 09/12/07 11:39 PM
I thought I might provide some insight on How Home Values Are Determined. Everyone who owns a home typically likes particular aspects of that home. But these likes and dislikes have less to do with value that you might think, so let me give you some value-thoughts to chew on:
Value is a moment in time, and is based on what else buyers can buy, the day they go out and look at your house. Prices are not forever, because values are fluid. They go up, and they go down, depending what other sellers do with their prices. Value is never … (62 comments)

tallahassee real estate: IT'S ALIVE!!!!! - 09/12/07 03:42 AM

Who hasn't found themselves desperately trying to breathe life into a gasping, sputtering flat-lining deal?  Wouldn't it be nice to get a second opinion before you pull the plug?
One of the benefits we offer our agents is access to over 100 years of real estate experience between our owners and full time managers.  So, when they need help, whether it is a simple question about the contract form or someone to accompany them on a tough listing presentation, they have access to some very knowledgeable and experienced people.
We also hold a round table discussion every Friday afternoon at Century … (59 comments)

tallahassee real estate: A Powerful Seller Presentation - Talking Point #1 - 09/12/07 03:19 AM
Many of our agents are starting to hear the same question from Sellers during their listing appointments. While this question exists in all markets, it is Critical that we answer it properly when we are languishing in a Buyers' Market with tons of inventory.
The Question:
"Can we list high, we can always come down later."
The Answer:
The answer, in my humble opinion, needs to be scripted, practiced, drilled and rehearsed. It is so important that we do not overprice our listings that I feel All Agents need to be great at this. Points that need to be addressed include:

tallahassee real estate: Thank You Everyone - 09/11/07 11:36 PM
Well, somebody noticed!
Here in Tallahassee, Florida, we only have 1 newspaper. The Tallahassee Democrat noticed my blog and has invited me to write a Tallahassee Real Estate Blog for the Newspaper.
I am certain that without all the activity that Active Rain creates, this blog would not have been found by the Publisher of the newspaper. So, thanks for helping to create this great opportunity. My blog is featured at I now write the real estate blog for the Tallahassee Democrat. You can find me at http://www.tallahassee.com/special/blogs/manausa/. I hope to see you there!

tallahassee real estate: Because of Active Rain, I am Reborn! - 09/08/07 01:44 AM

Two months ago, I had not even considered blogging as something a serious business person would do. Active Rain has not only taught me how to create and manage a blog, it has taught me how to connect to some great professionals around the country.
Without Active Rain, I would not have met Brad Carroll, who is now helping me replace an old and worn web site with a new dynamic web site.
Active Rain has led me to some great agents and professionals around the country(s), like Missy Caulk in Ann Arbor Michigan, Thesa Chambers in Central Oregon, Brad Andersohn in Concord, … (97 comments)

tallahassee real estate: ARE YOU ALWAYS TURNED ON? - 09/05/07 05:31 AM

HOW OFTEN DO YOU MIX YOUR PLEASURE WITH BUSINESS?
When does your business day begin?  When does it end?  Are you always on?  Off and on?  Or (hopefully not) always off?
We teach our agents to always prospect, even when they are working. Some of the questions we teach new agents to memorize is our Daily 7.  These are the seven questions every agent should be prepared to ask anyone with whom they happen to strike up a conversation.
DAILY SEVEN
(Prospecting with everyone you meet)
Where do you live? How do you like it there? How did you happen to choose that area? If … (54 comments)

tallahassee real estate: Afternoon's are Crazy! - 09/05/07 03:24 AM
OK, so I figured it was time to meet with my GM and talk about strategies to get our Tallahassee Real Estate Company moving along faster. We met in our normal fashion and came up with some good ideas.

First of all, we need to acknowledge that, while this is a normal market cycle, we cannot just bury our heads and hope that it changes on its own.
As a matter of fact, it is imperative that we know where are heads are at all times!

We feel that the news, the market, the "buzz", the Board, and all the other "the's" in our world are … (59 comments)

tallahassee real estate: Nine Great Reads For An Active Rain Newbie - 09/01/07 03:15 AM
Tomorrow will make my 50th day on Active Rain and I have learned to much that I've encouraged a good portion of my Tallahassee Real Estate Company to start blogging on Active Rain. I'm not sure how long I carry the "Newbie" title, but I still feel like one.
I like to encourage participation on this site within Century 21 First Realty because I know Our Great Agents gain a lot of knowledge about the real estate industry and general business practices. But they also will create A Great Online Image that will gain them referrals and direct business over time.
So, if you are … (71 comments)

It's time for another look at the Tallahassee Real Estate Market. I take a close look at "the numbers" every month so that Century 21 First Realty is able to give the best advice to our Tallahassee Home Buyers and Tallahassee Home Sellers, given the current market conditions.
I have attached a few of the charts that I assemble each month for Tallahassee Real Estate Agents. If you have any questions, please go to My Profile to contact me.

tallahassee real estate: Son, you got more trouble than a squirrel on an eight lane highway! - 08/24/07 11:10 PM

So what do you do with a house that is tough to sell in a "tough to sell" market? You have this friend/family member/friend of your boss who has a unique house and is even willing to follow your advice on pricing. You are fairly sure that it is just too hard to sell in this market. What gets it sold?
Renovations? Upgrades? Will a great new paint job do the trick? (and yes, that is a paint job). Watch your step.....
How about a bonus or an offer to the buyer? Free Jacuzzi with full price offer...
Maybe a bonus to the selling … (75 comments)

tallahassee real estate: I've lost 74 ... You? - 08/23/07 11:21 PM
Customer Relationships in a Tough Market
We've all embraced the fact that we are in a tough real estate market. The Tallahassee Real Estate Market is no different. That being said we have to be cognoscente of the fact that our clients are probably a little ‘touchier' than usual as their homes sit on the market for months on end, the seller won't contribute toward closer costs, or their realtor didn't answer their phone for the 12th time today.....
So the basic evolution of emotion goes something like this...
Mad.
Madder.
HulkoManaic Mad.
In the beginning of 2007 I invested a ton of time and resources … (54 comments)

tallahassee real estate: Tallahassee Real Estate Market (Top End Heavy!) - 08/22/07 08:42 PM
A friend of mine called to tell me he needed to sell a home in Tallahassee (which is great, that is what I do for a living!). Because he has a rather large home that will tilt the scales on price range, I decided to do a very comprehensive study on the Tallahassee Real Estate Market and our current supply of homes.
What I found is what most Tallahassee Real Estate Professionals already know. Inventory is at a ten-year high. Ouch! I examined all single family detached homes, both for sale now as well as those that had sold over the … (51 comments)

tallahassee real estate: Need Your Opinion ... Form or Function? - 08/18/07 01:57 AM
Being a relative Newbie to Active Rain, I have been viewing almost every subject. Many people have great ideas and have provided for many hours worth of educational and entertaining reading. My primary purpose for blogging on AR is to get My Profile a lot of traffic and getting it and my company website moving up the google foodchain. I write most of my submissions on Tallahassee Real Estate and things that affect the Tallahassee Real Estate Market.
While the content varies quite extensively on AR, one area in particular that I have been fascinated by are the posts that members make to get their submissions to … (72 comments)

tallahassee real estate: Tallahassee Leon High School / Florida State University Quarterback Club - 08/16/07 04:54 AM
The 2007 Leon High School Football Hall of Fame Induction Banquet was held last week at the Leon County Civic Center. While there were plenty of great former Leon football players present, a small group took center stage.
Apparently, Florida State University owes a small debt of gratitude to Leon High School. 5 Quarterbacks who starred for FSU learned their position while attending Leon High School. Is this a national record for source recruiting? Gene Cox, former Head Football Coach at Leon stated "I have checked with coaches from the University of Florida, the University of Miami, the University of Georgia, … (51 comments)

Four Steps To Success (With Open Houses)

This past Sunday I had my Quality Service Manager tour the houses that agents from my office held open.  This is something that the management at Century 21 First Realty does for a few reasons: to support Our Great Agents in the field, to get a good feel for how Our Company is being represented and finally to further the training of our new agents and help our veteran agents brush up on old skills.

While it is very important to set up the Open House properly - Directional Signs with balloons, command center in the … (57 comments)
