Weems Plantation is a popular Northeast Tallahassee neighborhood that is undergoing some turmoil related to the age of the community, as are all newer neighborhoods around Tallahassee.
With home sales happening at half of our historical rate, we know that a shadow inventory of pent-up supply is growing, and thus so too will the list of homes for sale in Weems Plantation.

Home sales in Golden Eagle Plantation are selling at a pace between two and three sales per month over the past five years. As one of the upper-end neighborhoods in Tallahassee, Golden Eagle features a Tom Fazio golf course and a private country club, and has seen some of the more expensive home sales in Tallahassee since it opened in the late 1980s.

I received a lot of feedback from yesterday’s blog about turnover rates in Tallahassee neighborhoods. The most common question related to subdivisions that were not listed in the post, such as this question from Gene Ward who wrote
Why wasn’t Highgrove included in this survey?
Since there are over 1,300 subdivisions in Tallahassee, my reports will usually only contain a subset of them in order to remain relatively short. Southwood home sales are reporting strong unit sales, though with 53% of the sales reported are new home construction, it might not be such good news if you already own a home in Southwood. You see, just like everywhere else in Tallahassee, the existing homes for sale in Southwood have too much competition and prices are falling.

Tallahassee has a lot of subdivisions for the number of homes in town. In 2009, there were home sales recorded in 806 of these Tallahassee neighborhoods (legally called Subdivisions). I decided to take a fairly quick look to see which neighborhoods were selling the most properties.
I went to the tax records for all of Leon County, Florida in order to determine the following:
How many homes sold in each Tallahassee subdivision. What was the average home price in each subdivision. What percent of home sales were not “arms length.” At what discount did non-arms length home sales trade to arms … (0 comments)

tallahassee subdivision: Tallahassee Neighborhoods And Non-Arms Length Sales - 09/17/09 01:48 AM
The time has come again to look at Tallahassee neighborhoods to see what is happening. We like to do this every month or so in order to identify the hottest selling subdivisions in Tallahassee, as well as see if any trends are occurring.
We compiled all of the existing home sales in Tallahassee (meaning no new home sales, only resales) and separated them by whether or not they were “arms length” sales or not. As a reminder, arms length sales are home transfers which are freely entered into by parties who don’t have a special relationship or control over one another.

tallahassee subdivision: Tallahassee's Highgrove Sees A Home Sale ... Finally! - 04/24/09 01:14 AM
The Highgrove Subdivision in Tallahassee just recorded its first home sale since December of 2007! This hit me like a ton of bricks when I started conducting my analysis of what many (including myself) feel is an incredibly desirable neighborhood on the northeast side of Tallahassee. Located on the west side of Thomasville Road, just north of Killearn Estates, Highgrove features large homes in a great location.
