When we hear of "staging" we usually think of a seller prepping a home for sale with the help of a professional.  Buyers also need to do some staging for themselves.  Putting yourself in the best possible light and setting your offer apart from others is not only important, but in many competitive markets, a must-do to get an offer accepted on a great property.

     This is a pretty simple question, but as it is with most things real estate related, the answer is a little bit complicated.  On many pre-approvals I've seen, lenders note that it's good for 60 days.  Others say 30 days.  Others say 90, and some don't even list an expiration.  So what's a borrower to think?

     This is a tricky question, because the answer and my advice are complete opposites.  Sometimes, whether it's due to an expiring lease, logistics, financial benefit to a seller, or even in a rent-to-own situation, the question comes up, "Can I move into a home before settlement?".

     When discussing the loan process with prospective buyers, sometimes the question arises, "Can I lock a loan before I find a home?".  Until now, the answer has always been no.
