What do you mean the Home ALREADY SOLD? My agent just told me about it? Shouted a buyer who called near a half dozen times yesterday. She could just not accept that a Bank Owned Home in the Manchester NH which was priced below market value would sell in less than a week. "Not in this market" she said.
Most new listings are under contract within 7 days Mrs. Buyer....
Yesterday was one of those days where I had to educate a buyer and their agent regarding what current market conditions are. Over and over she would say "my buyer agent just sent me the listing sheet. I have been waiting for that home, I wanted that home and on and on."
With a sharp decrease in the amount of homes currently listed and a sharp increase in the amount of sales, this is not a "Buyers market" any longer.
HOWEVER with Ultra LOW Interest rates, Buyers are still buying as prices although stabilized, have not esculated yet.
When a Home is therefore listed through a "Leading" Listing Agent as myself, who then prices the property correctly and launches an extensive marketing and advertising program upon the new listing hitting the market, the result is often multiple offers the first couple of days of the listing hitting the market.
Too many Buyers and their agents follow national news media who report ona national level and iften lump a region into many states sch as New England and go as far as New England AND the mid-atlantic states. or even the whole East Coast.
New Hampshire is in it's own little world here in New England. A small state with people with big Hearts. Our unemployment rate is around 5.1%, We have NO Income and NO Sales Tax and that is bringing in relocation buyers from around the country looking for good paying jobs. The result is a strong Real Estate market. Within that market there are agents who are waiting for the improved market to reach them and then those agents who are making things happen, they are working harder and longer to RISE ABOVE the market and like me, having one of the best years in 7 years.
THE MORAL OF THE STORY is Buyers and Sellers have a choice in agents. Too many choose the first agent,the biggest agent, the biggest company or a national franchise thinking bigger is better. Well fols, not always... This buyer chose an agent who was not attentive, good buyer agents scan the new listings many times a day. Great agents would have walked down the driveway, saw my name and number on the door of the vacant home and called me before it was in MLS to show her buyer early.
THE BOTTOMLINE If you are a buyer, your best bet is to HIRE A BUYER AGENT who is "WELL EXPERIENCED" : Here in NH a buyer can usually hire a buyer agent at no cost to them. The Buyer Agent gets paid their commission from an amount the listing agent has possted in the MLS. As a buyer you really should have an agent who guides you through EACH step of the Buying process. Here in NH that choce is ME!!!
Next, make sure you GET PREQUAILIFIED with a local and Trusted Loan Officer. The biggest factior in buying a home is whether you can get a mortgage, how much they will loan you, how much you will need for a down payment and closing costs and what price range you should be looking at.
TIPS OF THE MONTH
HOW DO YOU KNOW HOW TO HIRE A BUYER AGENT?
1. Choose a FULL TIME Agent. You want an agent whose sole job is working in Real Estate. You want to make sure they are available when needed to answer questions or be guiding you through the buying process.
2. Choose a Full Service Agent. Sure discount brokers may charge slightly less but you can get substantially LESS in the service you receive. You want someone guiding you trhough EACH step, not just the easy one's leaving you on your own through teh harder or stressful ones.
3. Choose a LOCAL agent. Too many agents from out of town and even out of state are looking for you to hire them. They may not know your area, your neighborhood, not know your children's schools, where you shop, which church you go to and may not be able to be there on a moments notice when needed.
4. Choose an Experienced Agent. Not every agent is experienced with all types of homes, areas and types of sales. Choose an Agent that is Experienced in SELLING Homes. It is what we do and what we do well.
5. Choose an agent who will ASSIST YOU THROUGH EACH STEP of the Buying process. There is nothing worse than being left to fend for yourself. Your agent should be there through each step, answering your questions, guiding you and giveing you peace of mind.
