Many people who are looking to buy a home in North Central Florida are looking at distressed properties due to the perceived discount that they will receive. While the discount is often due to the condition of the property, there are still some great opportunities when looking at foreclosures, bank owned properties (REO), and short sales in the Tallahassee MLS (which covers the North Central Florida region).

mls: Real Estate Supply And Demand Report Tampa, Florida - 04/17/11 01:59 AM
The Greater Tampa real estate market continues to see positive movement in the relative supply of homes. Relative supply is measured in terms of months of supply when measured against the current rate of demand.
The following graph shows that the Tampa MLS currently has about 8 months of supply, which is still a buyer’s market. Most real estate professionals identify a balanced market (a market at equilibrium) when the relative supply of homes for sale falls between 5 and 6 months.

mls: Home Sales In Tallahassee Are Just Bumping Along - 03/22/11 02:21 PM
Tallahassee traditionally sees about 10 closed sales per day, on average, posted in the MLS. Our graph below shows the one-year trend of closed home sales going back to 2002, and I have highlighted mid-March trends for the past four years.

Currently, closed sales in the MLS are fairly flat at just under 7 per day, and this is consistent with what we saw at this time during the previous two years.

mls: What's The Deal With craigslist and Real Estate? - 12/03/10 01:03 AM
The internet has made shopping for a home so much easier, and many web sites have emerged with some great tools for homebuyers. But I have to admit that I just don’t “get” craigslist when it comes to real estate.
Craigslist is to real estate as 8 track tape is to quality recording, but amazingly home buyers are still using the service. All craigslist does is run an old-fashioned bulletin board style site where anybody can post homes for sale. As each new home hits the site, it pushes the previous listing downward. This not exactly what I would consider user-friendly.

We are working feverishly to bring our new Tallahassee Real Estate Web Site live. With several thousand pages and even more internal links, it is no small project.

Today is a short post, inspired by a recent reader question, that allows us to pursue a “statistic” that many “real estate professionals” quote, but few truly understand. Today’s topic is about the relationship between the asking price and the selling price (sales price to list price ratio) of homes that have recently sold.
